Gardens Farm House, Main Road, Elvaston, DE72 3EQ
Dating back to approximately 1750, this three storey Georgian farmhouse is set well back from the road on the edge of a delightful peaceful village in a rural location, but within easy reach of the centre of Derby. It became the family home of the owners eighteen years ago and, although in excellent structural condition, it had been sadly neglected inside and so the owners undertook an enormous project to restore and refurbish the house. Practical tasks such as electrics and plumbing were completed before enhancements were undertaken. False ceilings were taken down to reveal rooms with beautiful beams, original brick flooring was discovered in the kitchen and each brick was meticulously cleaned and eventually relaid. Much research took place to source the appropriate product to fit with the tradition of the house, such as wooden flooring, reclaimed from a local flour mill, now used in the dining room, plus the discovery of a traditional kitchen range, which has been fully refurbished and operates efficiently in the farmhouse style family kitchen. The owners also added an extension, one which melds perfectly with the character of the house. This stunning, spacious, contemporary house is full of comfort and luxury in its original Georgian shell. Several happy celebrations have taken place over the years, sometimes fourteen guests sitting around the large dining table appreciating both the house and, when the weather permits, spilling out into the large secluded garden.
Although there are no shops in the village, it has a thriving community with many opportunities to pursue interests and hobbies. The picturesque Elvaston Country Park, with its acres of woods and parkland is on the doorstep and is also where many popular village activities take place. A primary school is located in nearby Borrowash, but Derby, which is just five miles away, has an excellent selection of both state and independent schools. Access to several major roads and motorways, is extremely convenient with a main line railway station being in the town centre.
The house is pleasantly very close to the Peak District National Park but the owners also love to explore the countryside near to the house. They feel justly proud of their achievement in bringing life back to this wonderful family home and have lots of treasured memories to take with them.

Derby Property For Sale - The Anvil, High Street, Castle Donington, DE74 2PQ
For more details visit:
The Anvil, High Street, Castle Donington, DE74 2PQ
From the approach to The Anvil, it is evident that this is no ordinary property. Set back from the road, preceded by attractive landscaped gardens and a sweeping driveway, the frontage is obscured by a variety of established trees and shrubs providing a wonderful degree of privacy. As you near the property you'll notice a blacksmith's anvil set in a rockery created from locally sourced stone, an ideal reminder to the past life of the property when it was home to the local blacksmith.
As you step through the front door, the first thing you realise is that this property is far larger than it appears from the outside. You're greeted by a grand reception hall, complete with beautiful solid oak flooring and a large window allowing light to pour in and compliment the tasteful and neutral décor. To the left of the hallway is the lounge - a lovely open plan and incredibly spacious room.
Again, you'll notice the continuation of the solid oak flooring and large windows to the front as well as doors opening out onto the rear decking area affording lovely views over the superbly maintained, landscaped gardens. There is a solid oak and marble, working fireplace as well as concealed wiring and storage for full surround-sound/home entertainment. Passing through the lounge, the property has been extended to accommodate an excellent study which enjoys similar dual-aspect views. The study provides an excellent size working space which can be shut off from the rest of the goings on in the property.
Enter the extensive breakfast kitchen and you're greeted by an impressive, feature Aga which sits within a striking brick surround. The space is incredibly well used with bespoke solid oak cabinets, drawer and display units lining the walls. These provide ample storage space and compliment the superb natural slate flooring. Yet there is still plenty of room for various appliances, including a large range cooker, American style fridge freezer and a breakfast table with chairs. Through an archway you will find the handy, bright utility room which provides even more storage and accommodates the laundry appliances.
Off the kitchen, there is a useful boot room, great for families with pets and ideal if you've been outside enjoying the wonderful gardens and don't want to come straight back into the kitchen with muddy shoes and coats etc. The boot room leads off to a gated, gravelled courtyard which provides parking space for several cars as well as access to the garden and a double garage.
The rear end of the Anvil has been skilfully extended to include a further, full size reception room, lending itself as a garden lounge or sitting room. From here you can enjoy fantastic views of the garden and beyond all year round through the patio doors which open onto an extensive decked patio area as well as two further picture windows.
An inner hallway provides access to an extremely versatile area of the property. Comprising of two extra reception rooms, there is also a stylish ground floor shower room suite. Currently being used as a dining room and a family room, in the past these two rooms have been used comfortably as sleeping and living quarters for relatives. The versatility of the property is one of the outstanding features as the accommodation can be rejigged for a variety of different family situations.
The split level staircase leads to the first floor where you'll be stunned at the size of the landing. Once again, light and even larger than most lounges, it has a luxurious and spacious feel.
This is continued as you enter the master bedroom. Not only does the principle bedroom feature some lovely views to both front and rear elevations, ample room for a king-size bed plus plenty more, there is also access to a bespoke walk in wardrobe as well as an en suite shower room complete with a marble tiled floor and four piece shower room suite.
The second bedroom is to the rear of the property. A good sized double bedroom which overlooks the rear garden and the fields beyond. This is accessed via another incredibly versatile...

Places to see in ( Ashford - UK )
Places to see in ( Ashford - UK )
Ashford is a town in the county of Kent, England. Ashford lies on the River Great Stour at the south edge of the North Downs, about 61 miles southeast of central London and 15.3 miles northwest of Folkestone by road. Ashford has been a market town since the 13th century, and a regular market continues to be held.
Ashford has been a communications hub and has stood at the centre of five railway lines since the 19th century. The arrival of the railways became a source of employment and contributed to the town's growth. With the opening of the international passenger station it is now a European communications centre, with new lines running between London and the Channel Tunnel (via High Speed 1). The M20 motorway also links Ashford to those two destinations for road traffic.
The town has been marked as a place for expansion since the 1960s and appeared on several Government plans for growth. Changes have included the County Square shopping centre, the redevelopment of the Templer Barracks at Repton Park, and the award-winning Ashford Designer Outlet. In the 1970s, a controversial ring road scheme and construction of the multi-storey Charter House building destroyed significant parts of the old town, though some areas were spared and preserved.
St Mary's Church in Ashford has been a local landmark since the 13th century, and expanded in the 15th. Today, the church functions in a dual role as a centre for worship and entertainment. Ashford has two grammar schools; the Norton Knatchbull School and Highworth Grammar School.
By road, Ashford is about 61 miles (98 km) southeast of central London, 20.9 kilometres (13.0 mi) southeast of Maidstone, and 15.3 miles (24.6 km) northwest of Folkestone. The town lies at the intersection of two valleys in Kent – the south edge of the North Downs and the valley of the River Stour, at the confluence of the Great Stour and East Stour rivers. This made it an ideal place for a settlement. The Borough of Ashford lies on the eastern edge of the ancient forest of Andredsweald or Anderida. This originally stretched as far west as Hampshire and formed the basis from which the Weald is formed.
St Mary's parish church lies in the town centre. Parts of it date from the 13th century, including a brass of the first rector, Robert de Derby. A Mk. IV tank built in Lincoln and used in World War I was presented to the town on 1 August 1919 to thank the townsfolk for their war efforts. It is situated in St Georges Square near the town centre.
H.S. Pledge & Sons Ltd built two flour mills in Ashford, and became an important employer in the town. The Corn Exchange, situated at the junction of Bank Street and Elwick Road, opened on 3 December 1861. Ashford's main library originally opened in 1966 on a war-damaged site on Church Road. The Ashford Green Corridor is a linear park alongside the two main rivers through the town, which is protected from development by lying on the main flood plain.
( Ashford - UK ) is well know as a tourist destination because of the variety of places you can enjoy while you are visiting the city of Ashford . Through a series of videos we will try to show you recommended places to visit in Ashford - UK

Alternatively, it could be used as another study, a playroom/hobby room, a library or whatever your circumstances require.
The two further bedrooms are both double bedrooms and the family bathroom features a modern five piece bathroom suite with its tasteful marble floor tiles and large bath as well as a separate shower cubicle.
Having been landscaped and maintained to an excellent standard, a split level lawn is surrounded by raised beds which are home to an impressive array of established plants, rockery shrubs amongst which you'll find a pond with discreet water feature.
There is a notable degree of privacy as the garden backs on to open fields and there's ample storage for garden tools as well as a log store and greenhouse. Outside, it's surprisingly peaceful, being sheltered by the many mature trees. This is a feature which is also apparent throughout the inside of the house since the property is set well back from the road and all windows are UPVC double glazed.

It was the fabulous location which brought the owners to this house. A cottage of individual character, originally built pre 1900 as part of the Radbourne Hall Estate and on a sizeable plot, it benefits from a wonderful outlook over open countryside without being isolated. With the enormous advantage of having easy access into the centre of Derby for the owner's business, its potential to become a lovely home was exciting. During the thirty-two years in which the owners have happily lived here, they have added several extensions, always with care and respect to the original cottage, which is particularly reflected in the inclusion of beamed ceilings in the ground floor rooms. There is a quite stunning conservatory, full of brightness, and this, together with the adjacent sitting room and snooker room, have proved to be the ideal social space, where friends and family can mingle with ease and comfort. A magnificent home which the family have treasured throughout the years.
The conservatory opens into the very special garden which seems to wrap itself around the house. A reflection of the owners' passion for gardening, the garden has matured gracefully over the years, with sweeping lawns and wonderful varieties of interesting plants and shrubs, a place in which to relax or for children to enjoy lots of lovely space. There is also a productive vegetable patch, plus a greenhouse and a beautiful wildlife area that the owners have created in an adjoining meadow purchased from a local farmer. With its ponds and wildflowers, it has become a special place to enjoy a great variety of flora and fauna, including resident moorhens and visiting ducks.
There is a gentle pace to life in the village and a lovely community spirit with many activities taking place. Shops and supermarkets are located just ten minutes from the cottage. There is a primary school in the village, with a good variety of state and independent schools within easy reach. There are excellent road links and Derby main line station offers a good service into London St Pancras. Kedleston Hall is less than ten minutes away and Chatsworth House and the Peak District National Park are special places to visit.
The owners feel justly proud in their achievement in creating this lovely home in this peaceful and tranquil road which has brought so much
happiness through the years.

As you approach this fabulous, unique and most individual family home, you'll notice that it boasts a wealth of kerbside appeal. Set attractively behind large electronic double gates, the property stands proudly in front of open woodland which makes for some wonderful views from the rear.
Pull onto the driveway and it's clear that design was high up on the list of priorities when this executive and most imposing property was built 14 years ago. To the front, there's plenty of space with parking for several vehicles as well as a detached double garage which blends in seamlessly with the rest of the property.
As you enter the reception hallway, the first thing you'll notice is the very impressive oak balustrade with chrome effect detailing which proceed to the first floor. This is just one example of the luxurious specification attributed to the property. A solid oak floor complements the neutral décor and the glass doors opening into the dining room and lounge give you a pleasing glimpse of what is yet to come.
Proceed into the lounge and you'll feel a wonderful warmth and cosiness provided by the attractive inglenook which sits in the middle of the room. Set upon a raised stone hearth with small double glazed windows either side, there is a live fuel effect gas stove which adds a wonderful character to the room, something you don't often find in modern homes. The solid oak floor from the reception room is also featured in the lounge, as it is throughout most of the ground floor so that the rooms feel connected and uniform. Double doors to the rear of the property open into a huge reception room which spans the length of the property.
Off the lounge and through another set of double doors is the dining room. There's a large archway which opens up into a fabulous breakfast kitchen. There's a variety of cream wall, base and drawer units, sandwiched in between the solid oak flooring, oak preparation surfaces and matching breakfast bar. A large window and double doors provide copious amounts of natural light from the rear and the feature spotlights are a stylish addition to the room. There's an abundance of integrated stainless steel appliances including a dishwasher, double oven and grill, microwave, hob and cooker hood. The plumbing for the washing machine is conveniently located in the utility room along with a further appliance space, sink and drainer and access to the garden.
One of the highlights of this property is undoubtedly the huge reception room to the rear of the property which was an addition to the original build. Stretching from one side of the property to the other, this fantastic entertaining room features large sliding patio doors which spill out into the garden and take full advantage of the impressive views provided by the open woodland to the rear of the property. You could easily be forgiven for forgetting that you're only ten minutes away from Derby City Centre in such picturesque surroundings. What's more, there's double doors into each of the reception rooms in front which gives a fantastic flow to the property and is ideal for large gatherings.
No family home would be complete without a downstairs WC and you'll not be disappointed as this can be accessed directly from the reception hallway. There's also a study which is just the right size and is ideal for those require a work base from home.
As you climb the stairs to the first floor, you'll be pleasantly surprised by the landing. One of the outstanding features of the property is the fact that it is so versatile. Over the years the current vendor, and indeed actual builder of the property, has been able to adjust the floor plan to suit his circumstances at the time. So for example, what was originally one of the bedrooms has now been opened up with the rest of the landing to provide a delightful open plan snug area with double doors opening onto a huge 40 foot balcony.
On a sunny day, this is truly a feature to behold. Set behind stainless steel railing and overlooking the woodland to the rear, the balcony is another ideal entertaining space and one that will no doubt impress family and friends. The balcony boasts stunning views that would not be possible from anywhere else in Chellaston and even on a day when the weather is not so good, the surrounding trees act as a barrier to the wind, so you can enjoy al fresco dining without having to worry about your food taking off...
