A Deluxe Caribbean Beach House on a Private 300-acre Island
9,700-square-foot Antiguan home has dramatic waterfront views.
One of Jumby Bay Island’s premier homes, the oceanfront Sandpiper Beach House, is now on the market for $25 million.
The private 300-acre Jumby Bay Island sits a couple of miles off the northeast coast of Antigua and is comprised of 56 privately owned homes and a luxurious resort owned by the homeowners. One of the island’s premier homes, the oceanfront Sandpiper Beach House, is now on the market for $25 million.
“When you walk into Sandpiper, with the light and airy decorations of the house, and the beach is right there, it kind of takes your breath away,” said Andrew Robson, real estate manager for the Jumby Bay Island Co. “It quite honestly is the ultimate Caribbean beach house.”
The island, fortunately, did not suffer any damage from the hurricanes that ravished other parts of the Caribbean this season.
“We were very fortunate on Jumby Bay not to have borne the full force from these recent hurricanes,” Mr. Robson said. “One or two of the properties sustained very minor cosmetic damage and there is some work to do to tidy up the landscaping, but we are fully on track for the reopening of the resort as scheduled on Oct. 9.”
The structures are built to exceed hurricane specifications, he said, “and we have all of our power lines and other utilities running underground,” he said.
With 1.33 acres of land, “Sandpiper is one of our smaller estate homes, which can be attractive to buyers because you don’t have acres of grounds and rolling lawns to take care of,” he said.
“It’s a rectangular shaped property, with the largest side of the rectangular being the beachfront,” Mr. Robson said. “It’s all right on the beach.”
Sandpiper has dramatic views of Davis Bay and the Caribbean Sea looking across to the hills of mainland Antigua. Majestic palm trees and lush tropical gardens surround the home.
Sandpiper has direct beach access and a beachfront infinity pool along with an informal poolside dining area, bar and lounge. An outdoor gazebo holds a more formal dining area.
The air-conditioned recreation/media room has cable TV, DVD player and a pool table. There is high-speed internet access and WiFi throughout.
The house was built in 2010 by the Jumby Bay Island Co. and is now owned by an English couple.
“The island lock, stock and barrel belongs to its homeowners,” Mr. Robson said. Each of the 56 homeowners gets a share in the Jumby Bay Island Co. “It puts the homeowners completely in control.”
“Most people look at these properties as second, third or fourth homes and don’t live there full time,” he said. “Our homeowner collection is usually a 50-50 mix of Europeans and Americans.”
When not in residence, homeowners can turn their properties over to the resort to rent them out. “It’s been a very successful little operation,” Mr. Robson said.
At Christmas, they charge nearly US$30,000 a night for 10 guests, with a chef and staff included, Mr. Robson said. In summer, that dips to about US$15,000 a night.
The house is fully turnkey, with all of the furnishings included in the price.
The 9,700-square-foot house has five bedrooms, five en-suite bathrooms and one powder room. Three of the bedrooms have king-size beds and two are twin-bedded doubles. All of the bedrooms are equipped with both air-conditioning and ceiling fans and have views of the sea, a private terrace and a lushly planted outdoor shower room. Three of the bedrooms, including the master suite, open straight onto the white sands of Harbour Beach.
Amenities
Residents have full access to the nearby Jumby Bay Island Resort’s bars and restaurants, watersports, tennis courts, three miles of hiking and biking trails, fitness center, spa treatments, 25-meter freshwater lap pool and oceanfront infinity pool.
There are no cars on the island, and two golf carts and bicycles are available for guest use.
Neighborhood Notes
“We are a hop, skip and a jump from the Antigua airport,” Mr. Robson said. “It’s 15 minutes from a private plane to your sitting on the ferry on your way over to the island, 30 for a commercial jet.”
The island is just a 10-minute ferry ride to Antigua and its restaurants and shops.
