North Hanover Mall - Raw & Real Retail
This is our walkthrough of the North Hanover Mall in Hanover, PA from February 14, 2019. This is a struggling mall in rural south central Pennsylvania. It was developed by the Crown American company, and as such, bears much of said company's trademark architectural touches. The mall strikes immediate comparisons with other wonderfully designed malls like Lycoming Mall, with the stark exception that this mall has carpet running throughout and much of the decor from eye level down has been dulled and blandified over the years. At 40% occupancy and managed by Namdar, this mall doesn't look like it has a whole lot left in it.

North Hanover Mall is a shopping mall in Hanover, Pennsylvania. It is anchored by JCPenney, Dick's Sporting Goods, and Burlington Coat Factory.
The mall opened in 1967 as an open-air strip including W.T. Grant, Town & Country (a discount chain then owned by Lane Bryant), Sears, and Food Fair. In 1969 and 1970, it underwent reconstruction to become an enclosed shopping mall, with The Bon-Ton moving from an existing store downtown and JCPenney joining. The Town & Country store became Kmart, which moved out in 1996 and became Black Rose Antiques. The Bon-Ton moved out in 2006. After Black Rose Antiques moved out of the mall, construction began in 2007 to demolish the former Black Rose building for a Dick's Sporting Goods, while also demolishing the former Bon-Ton for a two-story Boscov's. Although Boscov's was originally to open in 2008, its opening date was later pushed back to 2009, but in April of that year, the mall's manager confirmed that Boscov's would not be opening in that space. In 2012, JCPenney moved into the space originally planned for Boscov's.
Pennsylvania Real Estate Investment Trust announced on Sept. 9 that it sold the North Hanover Mall, as well as State College's Nittany Mall, for a combined $32.3 million. The name of the buyer was not immediately available, and a trust spokesperson was not available for comment. Pennsylvania Real Estate Investment Trust owns and manages malls in 12 states in the eastern United States. It sold the North Hanover Mall as part of a portfolio-improvement initiative it launched in 2012, which involved selling underperforming properties. The 452,000-square-foot North Hanover Mall had sales of $275 per square foot at the end of June and a non-anchor occupancy of 72.8 percent, according to the trust. Sales and occupancy at the mall lagged the trust's portfolio, which had averaged sales of $378 per square foot and non-anchor occupancy of 89.5 percent for the same time period.
The buyer of the mall was Mason Asset Management of Great Neck, NY.
On January 4, 2018, it was announced that Sears would be closing as part of a plan to close 103 stores nationwide. The store closed in April 2018.

Medieval America Episode 21: Maryland
In this episode of Medieval America we travel through Delaware and into Maryland where we visit some sites in the great city of Baltimore.
First we look at a beautiful and unique church/cathedral built in the Victorian Gothic Style ( Mount Vernon Place United Methodist Church).
Second we visit one of the best museums in the country: The Walters Art Musuem to see medieval armor, weapons, something called a Studiolo and a room called a Chamber of Wonders. The Walters specializes in the 17th century Flemish Renaissance. Finally we have a little fun by taking in a Medieval TImes show for a banquet, jousting and good medieval entertainment.

Chambersburg Mall: A Sleepy Mall - Raw & Real Retail
This is our walkthrough of the Chambersburg Mall in Scotland, PA from September 6, 2018. This is a very quiet and dead mall in Central PA. On the day we were there there was almost no one else in the mall, and a quick and heavy thunderstorm broke out while we were inside.
I had to cut the video short before getting to the JCPenney because the maintenance worker called security after seeing me filming. After his insistence that I not film, the security guard was a very nice guy and we chatted for some time about all sorts of things like retail, the mall's history and his military history. This ate up the rest of my time and I couldn't get to the tiny remaining portion in the vacant Penneys wing. One bit of interesting information he had on offer was that the mall was in contact with an interested party to renovate the mall and the empty anchors, but they ended up going silent and never replying to mall management after the initial talks.

Chambersburg Mall is a regional shopping mall located near Chambersburg, Pennsylvania in the unincorporated community of Scotland. Located at exit 20 off Interstate 81, the mall has 38 stores and a capacity of 64 as of December 2008.
Chambersburg Mall opened in 1982 under Crown American mall developers with Hess's, Gee Bee, and Carmike Cinemas. Bon-Ton was added in 1985 as Eyerly's and Sears was added in 1991 when it moved from a location in downtown Chambersburg. Over time, Hess's closed all of its stores and the mall's store was replaced with JCPenney, which moved from a plaza in downtown Chambersburg. Gee Bee stores folded in 1992 and were taken over by Value City which itself closed completely in 2008. The store was replaced with Burlington Coat Factory. Sears closed its Chambersburg Mall location in 2014. The space is now occupied by Black Rose Antiques and Collectibles, an antique mall which also operates in Hanover, Pennsylvania and Allentown, Pennsylvania. The antique mall opened in August 2015. JCPenney closed its doors in July 2015 and in August 2018, Bon-Ton closed its doors as a result of the entire chain filing for bankruptcy. Both currently have no name replacement as of September 2018 although the mall has been in talks with those interested in the spaces.
Crown American's mall portfolio was acquired by Pennsylvania Real Estate Investment Trust (PREIT) in 2003. In 2009, U.S. News & World Report named the mall one of the 10 most endangered in the United States, calling it a sleepy mall a perennial underperformer. In May 2012, the mall was put up for sale again. A 10/29/13 report by the Chambersburg Public Opinion confirmed that an unknown party has put a non-refundable deposit on the mall. In November 2013, the mall was officially sold to Mason Asset Management for $8.8 million. PREIT expected the net proceeds from the sale to be $8.4 million. As of August 2018, the mall is owned by Namdar Realty Group.
Chambersburg Mall has two major anchor stores: Black Rose Antiques & Collectibles, and Burlington Coat Factory. The mall continues to operate a seven-theater complex which is now an AMC Classic due to Carmike Cinemas being acquired by AMC Theatres in 2016. Gold's Gym also operates in the mall after moving from another shopping center in downtown Chambersburg in early 2015. Chambersburg Mall had as many as 75 stores at its peak in the 1990s and early 2000s, but due to competition from newer shopping centers in the area as well as other factors including online shopping, the number of stores has dwindled down to approximately 38.

Annapolis () is the capital of the U.S. state of Maryland, as well as the county seat of Anne Arundel County. Situated on the Chesapeake Bay at the mouth of the Severn River, 25 miles (40 km) south of Baltimore and about 30 miles (50 km) east of Washington, D.C., Annapolis is part of the Baltimore–Washington metropolitan area. Its population was measured at 38,394 by the 2010 census.
This city served as the seat of the Confederation Congress (former Second Continental Congress) and temporary national capital of the United States in 1783–1784. At that time, General George Washington came before the body convened in the new Maryland State House and resigned his commission as commander of the Continental Army. A month later, the Congress ratified the Treaty of Paris of 1783, ending the American Revolutionary War, with Great Britain recognizing the independence of the United States.
The city and state capitol was also the site of the 1786 Annapolis Convention, which issued a call to the states to send delegates for the Constitutional Convention to be held the following year in Philadelphia. Over 220 years later, the Annapolis Peace Conference, was held in 2007. Annapolis is the home of St. John's College, founded 1696; the United States Naval Academy, established 1845, is adjacent to the city limits.

Annapolis () is the capital of the U.S. state of Maryland, as well as the county seat of Anne Arundel County. Situated on the Chesapeake Bay at the mouth of the Severn River, 25 miles (40 km) south of Baltimore and about 30 miles (50 km) east of Washington, D.C., Annapolis is part of the Baltimore–Washington metropolitan area. Its population was measured at 38,394 by the 2010 census.
This city served as the seat of the Confederation Congress (former Second Continental Congress) and temporary national capital of the United States in 1783–1784. At that time, General George Washington came before the body convened in the new Maryland State House and resigned his commission as commander of the Continental Army. A month later, the Congress ratified the Treaty of Paris of 1783, ending the American Revolutionary War, with Great Britain recognizing the independence of the United States.
The city and state capitol was also the site of the 1786 Annapolis Convention, which issued a call to the states to send delegates for the Constitutional Convention to be held the following year in Philadelphia. Over 220 years later, the Annapolis Peace Conference, was held in 2007. Annapolis is the home of St. John's College, founded 1696; the United States Naval Academy, established 1845, is adjacent to the city limits.
