RIDGEWOOD NEW JERSEY USA NJ WALK TO THE ROADS 01/01/2017
Ridgewood is a village in Bergen County, New Jersey, United States. As of the 2010 United States Census, the village population was 24,958,[10][11][12] reflecting an increase of 22 (+0.1%) from the 24,936 counted in the 2000 Census, which had in turn increased by 784 (+3.2%) from the 24,152 counted in the 1990 Census.[20] Ridgewood is a suburban bedroom community of New York City, located approximately 20 miles (32 km) northwest of Midtown Manhattan.
Ridgewood was ranked 26th in Money magazine's Best Places to Live in America, 2011.
In 1700, Johannes Van Emburgh built the first home in Ridgewood, having purchased a 250 acres (100 ha) property in 1698.[22]
The Village of Ridgewood was created on November 20, 1894, with the same boundaries as Ridgewood Township. The Village became the municipal government while the Township remained a school district.[23] In 1902, the village added portions of Orvil Township,[24] which were returned to Orvil Township in 1915. In 1925, Ridgewood Village acquired area from Franklin Township (now Wyckoff). On February 9, 1971, Ridgewood acquired area from Washington Township. On May 28, 1974, it acquired area from Ho-Ho-Kus.[25] The name of the village derives from the characteristics of its terrain.
Ridgewood is home to the following locations on the National Register of Historic Places:[27]
Ackerman House (222 Doremus Avenue) - 222 Doremus Avenue (added 1983) was constructed by Johannes and Jemima Ackerman c. 1787 on their 72-acre (29 ha) property and remained in the Ackerman family until the 1920s.[28]

Small Towns of NJ - Part 1: Upper Freehold - Emley's Hill, and Allentown
So here begins a sort of side project inside the vlog as a whole. Inspired by many shows on TV that show the intrinsic beauty of places around us both near and far, and having a great appreciation for that myself, I present to you Small Towns of New Jersey. In this series, I will try to capture the character and beauty of the small towns and villages of New Jersey (to begin with, we may start to do other states as we travel) from an aerial perspective.
Part 1: Upper Freehold - Emley's Hill and Cream Ridge
Upper Freehold encompasses a number of small incorporated and unincorporated towns and villages, including Emley's Hill, a part of Cream Ridge, and Allentown.
Featured in the view on Emley's Hill is Emley's Hill EMC, a church founded in 1790. Prominent in the video, is Bullock Farm which also houses Screamin' Hill Brewery, New Jersey's only Farm Brewery. A number of other farms and homesteads are visible as well as Six Flags Great Adventure in neighboring Jackson, New Jersey.
Allentown was founded in 1709, originally as Allen's Town centered around the mill built by Nathan Allen. According to Allentown's Borough Website
The village was originally settled in the 18th Century and was known as Allen's Town. Like most country villages in colonial days, Allentown developed around its mill which was built by Nathan Allen in the early 1700's. As the farms in the area grew, so did the need for blacksmith shops, wheelwrights, carriage makers, chair makers, shoemakers, seamstresses and tailors. By the end of the 18th Century more than 24 commercial enterprises existed within the village boundaries. The Borough of Allentown was and is today a center for travel across New Jersey. Main Street was a main route of travel from the Amboy's Port to Burlington during the 18th Century.
Allentown has produced from its residents, six United State Congressman, a New Jersey Governor, a governor of the Washington Territory and the first Chief Justice of New Jersey, who was also a signer of the U.S. Constitution.
The Borough of Allentown continues to be a strong regional village providing employment opportunities, a variety of housing choices, is centrally located and is able to provide public services. Today, Allentown strives to maintain it's past history while attempting to offer the best in unique community living.

Abandoned Farmingdale and Squan Village Railroad AKA Pennsylvania Railroad
Expolring The Farmingdale and Squan Village Railroad which was a short-line railroad in New Jersey. The railroad was formed under a special law of New Jersey, on April 3, 1867. On May 21, 1879, it was one of three railroads consolidated to form the Freehold and Jamesburg Agricultural Railroad Company. Its former right-of-way, along with a portion of the Freehold and Jamesburg Agricultural Railroad's right-of-way, has become the Edgar Felix Bikeway.
During its service life, the primary economic advantage provided by the F&SV was to move farm produce and seafood products from the fertile central Jersey coast to major rail corridors providing direct lines to Philadelphia (P&NYRR) and New York (NJ Southern RR). The F&SV Railroad served the Allaire Iron Works during its peak production days. The Allaire works was an innovator in iron casting and produced propellers and steam engine parts for some of the largest steamships of the period.
When the F&SV was under control by the New York and Long Branch Railroad in 1875, service was provided to the following locales

Are you facing foreclosure and feel like the banks have all of the advantages? Many people don't know that there are a number of regulations that many people fail to take advantage of that can and do help them to fight foreclosure. Today I'm going to tell you a little bit about these regulations and how you can use them to fight foreclosure. These tips will help you hold banks accountable for their own sloppy business practices.
Hi, I'm Jim Keaveney of the Keaveney Legal Group. We are a New Jersey and Pennsylvania based law firm that focuses on helping clients avoid foreclosure. As a result, we are very familiar with the regulations that govern lenders but that are often ignored by those same lenders . Fortunately, this practice of ignoring regulations can come back to bite the banks, but only if you know how to use them.

The Making Homes Affordable Program MHA
You may have heard how the government bailed out many large corporations, but what has it done to help the little guy? The Making Homes Affordable Program is a government program designed to create a set of standardized guidelines for lenders to use when determining whether a borrower qualifies for a loan modification. So, how does this benefit you? How do you find out if you qualify? What do you need to do to get this assistance?
The main part of MHA that affects the average homeowner facing foreclosure is the Home Affordable Modification Program (HAMP). Under HAMP, lenders receive incentives from the government for modifying homeowners' mortgages. Lenders are required to actively inform borrowers about eligibility to participate in the program and to use a certain value calculation for the home specifically developed for HAMP. The value calculation is designed to determine whether the lender would still make any money under the modified loan terms and, if so, the lender is required by law to pursue HAMP before foreclosure.
The program has certain rules for eligibility. They are:
1. The loans must have originated on or before January 1, 2009;
2. The loan must be a first mortgage and the borrower must live in the property or the property is rented or the owner intends to rent it;
3. The value of the unpaid balance on the loan must be less than $729,750 (unless the property has 2-4 units);
4. The current principal, interest, property taxes, and homeowner's insurance payments for the property must be costing the borrower over 31% of their gross monthly household income;
5. All borrowers must fully document their income and must sign an affidavit of financial hardship; and
6. The borrower must not have been convicted of a crime related to a mortgage or real estate transaction.
Not surprisingly, the financial institutions want to make sure that only those who are actually eligible for such programs are able to take advantage of them. As such, borrowers must provide a great deal of financial information, including IRS tax forms, applications for the program, and documentation proving income. An attorney will be able to assist you in identifying which documents you will need and how to complete the applications.
Perhaps you have questions about the MHA Program and how it applies to your situation. If so, I encourage you to pick up the phone and call me. You can reach us by phone at 1-800-219-0939 or by email at Jim@KeveneyLegalGroup.com. I'm Jim Keaveney, have a wonderful day!

Parsippany, NJ Foreclosure Attorney Explains Why The Banks Are Not on Your Side | Hanover Township
Have you received a notice from your bank about their loan modification programs? Do you feel like the bank is helping you to avoid foreclosure? Think again. It's a sad reality, but banks are only concerned about enhancing their own bottom line. I'm going to explain to you why you should not trust the bank and should get assistance when facing foreclosure.
For example, many banks will try to convince their customers that they are interested in offering loan modifications and approving short sales out of the goodness of their hearts. In fact, these lenders were coerced by the federal government into participating in these programs. They do not WANT to do them, the simply have to. As a result, though legally obligated to advise you that these programs exist, they may try to suggest that you should avoid participation in them and that you should continue to struggle on with un-affordable payments. If the bank was on your side, they would simply modify your loan automatically and make it more affordable for you without requiring the application process and proof of income.
Remember, any statement by your bank suggesting that they actually want to work with you on reducing your monthly payment or avoiding foreclosure is for public relations purposes only. It does not serve the bank's primary goal of making money to allow you to extend your loan repayment period, pay a lower interest rate, or to forgive a portion of your debt. If the bank can avoid having to give you those favors it will. So, don't become overly comfortable with the bank or assume they will catch any mistakes you make and help you fix them. Usually, if they can avoid helping you, they will.
In fact, what we have seen is the banks will do almost anything they legally can to put up roadblocks to the loan modification process. Whether its requiring additional proofs of income, mandating strict compliance with filling out applications, or finding technicalities on which to deny a loan modification, we have seen the banks do it. For that reason, you need an experienced foreclosure defense attorney on your side to help ensure everything is done correctly and to fight with the bank to make sure they comply with the law.
Don't let the banks fool you or lull you into a false sense of security. At Keaveney Legal Group, our foreclosure attorneys see these tactics all the time and know exactly how to keep your interests ahead of the bank's. We are dedicated to helping people, just like you, and we would be happy to discuss your case. You can give us a call at 1-800-219-0939 or email me at Jim@keaveneylegalgroup.com.
