We certainly are, these views are spectacular.
So give us a little Casey Key history lesson. You're our history buff.
As a matter of fact. Casey Key was originally known as Chase Key.
Really.
Yes it was. Back in the mid-1800s the government sent an army lieutenant, John Casey, to come down here and survey the area, which he did. And when the maps were published, his name was up on the map.
So they just said Casey Key.
And they started calling it Casey Key.
And Casey Key has really become, it's in south Sarasota County and it's really a very exclusive enclave of upscale, beach front and bayfront homes. Some beach-fronts that go straight through. You have celebrities that live down here. Stephen King lives here. Captains of industry, people who really want some privacy but still. You know, you're 25 minutes to downtown Sarasota.
You really are.
And so easy up. You can get on 75 pretty easy and go up to Tampa. So, in the day when John Casey was here, I'm sure this was far removed from everything. And now it really isn't. And that is why our sellers chose to build this fantastic beach house.

White House senior policy adviser Stephen Miller railed against Republicans he saw as too weak on immigration and suggested Deferred Action for Childhood Arrivals (DACA) recipients would one day replace white Americans, leaked emails to Breitbart News between 2015 and 2016 show. The Southern Poverty Law Center's Hatewatch section published its latest series of emails Tuesday which were leaked by an ex-Breitbart editor. The emails reveal Miller pitching white nationalist and vigilantly anti-immigrant ideas to the right-wing publication while he was a rising GOP aide to then-Senator Jeff Sessions and later a top Trump campaign policy adviser on immigration. Miller's latest leaked messages show he shared an article from far-right website WorldNetDaily with Phyllis Schlafly, who suggested the idea of shipping immigrants out of the U. S. on trains as a scare tactic and expressed fears that migrants might replace existing demographics.Miller's emails blast DACA, former President Barack Obama and Republicans including former Florida Governor Jeb Bush and former House Majority Leader Eric Cantor for what he described as their support of illegal immigration. As Newsweek previously noted in following the Miller Hatewatch series, Miller also attacked Florida GOP Senator Marco Rubio and cheered after he dropped out of the 2016 presidential race against then-candidate Trump.Jeb [Bush] has mastered the art of using immigration rhetoric to sound 'moderate' while pushing the most extremist policies, Miller wrote, adding that Bush wanted to use immigration to replace existing demographics.As the SPLC's Michael Hayden notes, Miller refers to a great replacement theory frequently expressed by extreme white nationalist figures and in the manifestos of several mass shooter suspects.Demanding DREAMers be given citizenship because they 'know no other home.' That principle is an endorsement of perpetual birthright citizenship for the foreign-born, Miller wrote in the email, referring to DACA recipients. Not only will the U. S.-born children of future illegal immigrants and guest workers be made automatic U. S. citizens, but their foreign-born children will too because, as [former Republican House Majority Leader Eric] Cantor said, 'Our country was founded on the principle.'In September 2017, Trump announced he would roll back the DACA program, which has been utilized by more than 800,000 undocumented immigrants since Obama created it in 2012. Eligibility is extended to individuals who have lived in the U. S. illegally since they were born, a group commonly referred to as dreamers. According to Department of Homeland Security statistics, only a few thousand dreamers have had their DACA status revoked or terminated by the agency between 2012 and 2017. East Oahu Realty Report, 2014 Year in Review
If we look at the big picture, we can see that house prices in the United States rose 4.5 percent from the third quarter of 2013 to the third quarter of 2014.
Nevada lead the nation with double digit price appreciation while Hawaii and California were a close 2nd and 3rd with just over 8% appreciation.
The City and County of Honolulu is up about 6%, year over year, and remains strong in price appreciation. Honolulu is ranked 101st in the nation after cities like, #1, Vallejo-Fairfield, California and #2, Naples-Immokalee-Marco Island, Florida, both up about 18%.
If we look at the nation’s Financial Stress Index, in the 3rd quarter, it is at negative .86 points. You can see we are down from the index’s highs of over 6 points during the last recession, highlighted in red.
In December, there was no clear trend in supply indicators; from active and new listings to months supply. However, Months supply of inventory on the market remains around 3 months, for both categories, and is still considered a seller’s market.
When home inventory is around 3 months, historically, this corresponds with double digit price appreciation.
In 2014, closing volume was down slightly about 1% for both Single Family homes and condominiums. Over time we can see the peak and trough pattern that demand follows.
If we overlay Months Supply on this Demand chart, we can see the inverse relationship between supply and demand over the last 27 years. Currently Supply is decreasing and demand is increasing.
The effect of this low supply and increasing demand is likely what is putting upward pressure on median sales price. In 2014, prices rose about 4% for single family homes and 5% for condominiums, year over year. Projections over the next two years could reach as high as $850,000 for single family homes and $450,000 for condominiums.

Days on market is a good measure of “market velocity” or how quickly homes are selling. In 2014, market velocity decreased and it took more time to sell property. Single family homes were up about 5%, while condominiums were up 14%, year over year.
In 2014, home owners realized about 98% of their asking price for both categories. This was down 2% for single family homes and unchanged for condominiums.

Too low of a number is negative and too high can indicate a bubble. We are currently at 24%. This is off eleven points from the ratios high of 35% in the peak of the market in 2006.
