The wait is finally over! The new Oakes market tried to quietly open Tuesday December 18th, 2019. The 'Disneyland of Food Markets is now open. After building anticipation for five years, Oakes Farms opened its Seed to Table Market on Tuesday at Livingston and Immokalee roads in North Naples. The 74,000-square-foot specialty grocery store and culinary destination will be open from 7 a.m. to 10 p.m. daily at 4835 Immokalee Road.
The store is packed with a variety of retail service departments, chopped up into dozens of stations as customers make their way through an adventure in shopping.
Pastries. Homemade Candy. Smoothies. Children's playground. Cafe. A major wine selection. Flowers. Aquarium. Brick Pizza Oven. Tacos. Fresh Pasta. Fresh Baked Bread. Six-hundred gallons of lobster. Giant fish hanging from on high.
Tacos, sandwiches and salads are some of the many hot and cold foods available to eat at the new Seed to Table Market. All kinds of baked goods from the Bakery.
A walk-up window outside the front of the store is available to purchase ice cream treats and coffee drinks. The Let Us Cut It station has all kinds of fresh fruits and veggies ready to eat

Closed sales of homes in Collier County increased 7.4 percent in August, but overall inventory fell 17.8 percent to 4,917 properties compared to 5,980 in August 2018, according to the August 2019 Market Report released by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island). This reduction in inventory – which included 616 homes that were either terminated, expired or withdrawn from the Southwest Florida MLS in August – resulted in a six-month supply of inventory for Collier County at the end of August. We know that traditionally, inventory will begin to creep up in September, October and November as many sellers try to get a jump on the competition that might list their properties closer to our winter season. But the pre-season months (September through November) can be a great time for buyers as well. Buyers will find less competition [from other buyers] in the pre-season months. They will also get an early peek at properties that will probably sell during season.The August ShowingTime report indicated that local REALTORS® scheduled 16,878 appointments during August. This is an increase of 16 percent compared to showings in August 2018. On average, a home in the Naples area is shown 16 times before it secures a contract. Broker analysts reviewing the August Report are leery of sales activity next year as sellers will face market uncertainty brought on by a presidential election. In the third quarter of 2016 – right before the last presidential election – overall closed sales in Collier County decreased 14 percent compared to closed sales during the third quarter of 2015. The overall market is very healthy today based on the average person’s financial position continuing to improve in tandem with the economy. Yet in the luxury and upscale second homes markets, which are often elective, buyers tend to have a longer-term horizon and base investment decisions on where they believe the economy and markets will be a year or more out in the future. Accordingly, there are mixed signals and sentiment. Incidentally, the $300,000 to $500,000 price category led closed sales in August with a 10.1 percent increase followed by closed sales of properties under $300,000, which increased 6.5 percent. Closed sales of homes between $1,000,000 and $2,000,000 decreased 5.7 percent. Sales of single-family homes were up almost 10 percent this August. Despite the reduced inventory overall, new listings coming on the market were up 4 percent in August and builder inventory is up as well.

Naples Stone Crab Festival, Happening in Naples
This video is about the annual Stone Crab Festival in Naples Florida. Welcome to the 10th annual Stone Crab Festival – a Naples tradition!! Join us for a weekend of food and fun starring of course, the Stone Crab! Enjoy delicious seafood, live entertainment, arts and crafts vendors, discounted cruises aboard the Naples Princess, and Extreme rentals at Pure Naples. It’s also your chance to explore the shops, sites, and activities in and around the beautiful Naples waterfront area.
Naples and its neighboring communities were all founded around the Waterfront in the 1880’s – in fact “by water” was the only way to enter Naples until 1915. Today the Naples Waterfront is busy with many local restaurants, fishing and cruise boats, attractions, galleries and events.
The party starts Friday, October 25th at 5pm with the traditional cracking of the first Stone Claw followed by live music at Tin City by the definitive Bob Marley Tribute featuring YVAD. The party continues throughout the weekend!!
Admission is free, and $5 parking is available at the former Grand Central Station, 388 Goodlette Road South. VIP Parking available for $10 at Bayfront.

Learning how to buy a house requires some out-of-pocket expenses other than your down payment. There are costs of doing business involved and it's something you want to budget for. Closing costs will vary from city to city but overall this can give you a good idea of what to expect.
Moving to Naples , Naples Closing Costs with Robert Woessner
1.) Home Inspection! When you purchase a house you will get an inspection completed to confirm what you are buying. A home inspector's cost will vary depending on who you are hiring and the size of the property that is being inspected. You should budget $225-$475 for the home inspection.
2.) Lender fees! Your mortgage broker or lender will have a bunch of miscellaneous fees. They will be labeled all over the place, but basically these are the costs of doing business. This is the cost of getting the loan done and you are paying the bank to process the file. Your costs on this should not exceed $1,500 in general. Costs will vary upon different lenders, but make sure you do your homework on this.
3.) Title fees! Your closing will be done at a title company. This is a place where your lender will wire in all money and title will be transferred to your name. The seller will order title from their preferred title company typically. You are basically paying the title company to use their services. Both the buyer and the seller will incur fees. They can range anywhere from $400-$1,000 on the buyer's side, but they will vary depending on where you close. The seller's attorney should send you a title disclosure form with the preferred title company's current rate card attached. Have your attorney request a copy of the rate card if you do not receive one. If you have a real estate attorney close your transaction you can also expect their fees which can range anywhere between $450-$700.
4.) Transfer taxes/stamps! When you purchase a property you will generally have some taxes to pay. It is customary in Illinois that the buyer pays the city transfer stamps. Florida documentary tax stamp rates are the same in each county, with the exception of Miami-Dade. The rate is equal to 70 cents per $100 of the deed's consideration. For example if a property is purchased for $200,000, first divide the sales price by $100, then multiply by .70 for a total of $1,400 for documentary tax stamps.

I welcome you back to another episode of Collier County's Exposure.
Collier County is known to be one of the wealthiest Counties in the United States of America, and where there is wealth, the environment naturally becomes richer. Naples, Florida in Collier County, a reasonably big city that was founded in the late 1800's by Europeans.
The initial goal Southwest Florida was for wealthy Europeans so they may have a place to get away during their vacations and winter time. It thus needed a foundation and settlers to take care of the land and most importantly, protect it. The truth is, most of the Counties wealth comes from out of the county, state, and even the country. Many builders and businesspeople make their money outside of Collier County's invisible bubble, then come in to pour truckloads of cash into the economy. In my experience and investigation, the wealthy business folk by land, then create the property into parcels and sell them to major corporations such as Mcdonalds, Walgreens, Publix, Walmart and more.
With billions of dollars tied to the construction industry of Collier County and their growth, it is easy to oversee the little businesspeople's problems. Yes, it is true that Collier County has a surge of a significant increase in building Commercial and Residential properties. They are erecting buildings everywhere, however, who will occupy these properties. You can build Skyscrapers that is easy but to fill the building is another challenge of its own. For example, if you look on the market or even drive by some areas in downtown Tampa, FL, you will see many skyscrapers that are either vacant or begging businesses to lease their floors or office space, etc.
