Plymouth Meeting Mall - Raw & Real Retail
This is our walkthrough of the Plymouth Meeting Mall in Plymouth Meeting, PA from December 24, 2018. This is a classic mall from the 1960s that very nearly went dead a few years ago, but seems to have made a comeback thanks to renovations by PREIT. The main attraction is a vintage full-strength fountain in the old Macy's court that has thankfully never been ripped out or turned down. It shoots several meters into the air and has a full 90-second cycle of different spray patterns it goes through. It is one of those holdovers from the old days of mall design when you could hear a fountain no matter where in the mall you were, and could detect the faint smell of chlorine from half the mall away.

One of the earliest and most overlooked enclosed malls in the Philadelphia market is Plymouth Meeting Mall, a spacious two-level mall opened by the Rouse Company in 1966 that, like many other malls in the region, is overshadowed by the mighty King of Prussia. Originally anchored by Strawbridge & Clothier and Lit Brothers, the mall was designed by famed mall architect Victor Gruen, and it is shown in a circulated postcard with its signature fountain in front of Strawbridge's that remains to this day. It was also once a dominant player in the market before multiple expansions of King of Prussia Mall began hurting business. Because of that, this classy mall has unfortunately been affected by the highly competitive and overbuilt retail environment across the Keystone state that has taken no prisoners.
Plymouth Meeting Mall was one of several Rouse-built malls in the Philadelphia market. Rouse was very active in the Mid-Atlantic region and was famous for building some of the largest and first enclosed malls. The mall has been a laboratory for innovation for a traditional enclosed mall, but today its biggest challenge will be reinventing itself since the market dealt it a crushing blow with the loss of its oldest and most prominent anchor tenant. Despite being a two level mall that has lasted over 50 years, it was never a true regional mall. It never had anchors like Sears or JCPenney and it never expanded beyond two anchors. In most other cities, this mall would have failed by the 1990's due to these factors alone.
Despite only having two department store anchors, the mall has no original anchors today. Lit Brothers went under in 1976 to be replaced by Hess's in 1979. The Hess's location was apparently the largest branch store in the chain, but it was also the only location in the Philadelphia market. Hess's was doing marginally throughout the 1980's, suffering from extreme over expansion due to owners Crown American bringing it into many unfamiliar markets. After many years of decline and selling off chunks in numerous markets, the chain's problems caught up to it and the location was closed in 1993. After three more years of vacancy, Boscov's arrived and filled the void, and it still operates there to this day. Strawbridge's, however, operated continuously at the mall until 2006 when it was converted to Macy's. After poor sales likely due to its proximity to the nearby more popular King of Prussia store, Macy's closed at the mall in 2017 leaving the mall with a major vacancy that will be difficult to fill.

Installed in 2008. I need to commend the person who inspects this elevator along with Schindler Elevator and Whole Foods Market,
because they are sure keeping this elevator in great shape even after close to ten years of heavy usage. The Pennsylvania Department of Labor and Industry also deserve a standing ovation for keeping this 330A installation in excellent condition. I did not bother filming the elevator to the Roof as it is similar to this one except it is smaller and has a single-slide door.

Susquehanna Valley Mall: Struggling in the Rt. 80 corridor - Raw & Real Retail
This is our walkthrough of the Susquehanna Valley Mall in Selinsgrove, PA from December 26, 2018. This is another mall that has fallen on hard times the last few years. Boscov's is the only anchor store left, with Sears, Bon-Ton, and JCPenney all vacating within the last 4 years. We visited the day after Christmas, and even during the holiday season, foot traffic was quite light in this mall. The mall is co-managed by PREIT and Spinoso Real Estate Group.

Susquehanna Valley Mall is a shopping mall outside of Selinsgrove, Pennsylvania on US 11/US 15. It is anchored by Boscov's. Several outparcels include a AMC Theatres (formerly Carmike Cinemas/Cinema Center).
Boscov's opened in 1977, prior to the mall. Susquehanna Valley Mall opened on September 26, 1978 with 400,000 sq. ft. of space and three anchors including Bon-Ton and Boscov's. J. C. Penney became an anchor 10 months after the mall opened. Susquehanna Valley Mall expanded in 1998 and added a fourth anchor, Sears, along with additional stores. The mall was the largest retail project to occur in the Susquehanna Valley for 30 years until PREIT opened the Monroe Marketplace in 2008.
Hollister opened in December 2008, while BMoss announced its closing. KB Toys closed in early 2009, while Golden Wok and Sprint opened. Two women were carjacked from the mall parking lot in May 2009, with the carjacker later turning himself in. Arby's suffered a grease fire in October 2009. Susquehanna Valley Mall and many of its tenants filed county tax appeals in 2009. Waldenbooks closed in 2011, with Books-A-Million replacing it in October. Max Media opened a radio studio in 2011. The Courtyard Theater opened in 2013 and presented live theater in the mall. In June 2014, a fatal car accident occurred in the mall's parking lot.
Gap closed in January 2015 and Christopher & Banks moved to the Monroe Marketplace. J. C. Penney closed in April 2015. RadioShack and Deb Shops also closed in 2015.The Hallmark shop began closing sales in late June 2016 Aeropostale began closing sales in September 2016. In December 2016, the Courtyard Theatre and Limitless Mobile both closed. Additional stores that closed in late 2016 include Sprint and Things Remembered. Boscov's Furniture Outlet opened in March 2017, occupying the former Gap. Sears closed in March 2017. Justice closed in April, while Cricket Wireless opened in June 2017. All In Adventures and Stadium Studio opened in 2017, while Crazy 8, Subway, and TCBY closed. The Bon-Ton closed in late April 2018, leaving Boscov's as the mall's only remaining anchor. Higher Hope Church uses the former J. C. Penney for their meetings. Family Practice Center will take over the former Sears space, and remodel it into a clinic with a 50-year lease. The former Sears building was sold to D&C Realty, with the mall retaining ownership of the land underneath, for $1.5 million. Re-purposing of the former Sears to Family Practice Center will take several years and begin in Fall 2018, with no planned exterior changes to the building.

Carlisle Plaza Mall (The Point at Carlisle Plaza) - Dead Mall Time Warp - Raw & Real Retail
This was a real time warp. Less than 1/2 of the original mall exists, and what is left is ~90% vacant. Original planters and floors from the 1970s and the old script Bon-Ton logo is at the one end.
I'm not a professional videographer and my videos are mostly raw, with the exception of some processed library music on top.
History of the mall by Daniel Hull from Deadmalls.com:
Carlisle Plaza was another one of Crown American's small malls throughout their history, and was built in the mid to late 1960's. The mall (less than 400,000 sq. ft.) had 3 anchors. Bon-Ton on its East end, Kmart on its West End, and JCPenney in the middle.
While small, the mall served Carlisle very well. Carlisle is a small college town in Cumberland County off Interstate 81, about 20 miles south of the state capitol, Harrisburg.
The mall would have a small concourse outside of it, anchored by a Giant supermarket. The Giant Foods chain had their flagship store here, as the chain started in Carlisle, and still has headquarters there.
The mall prospered until the mid 1990's. In 1995, Kmart closed their store at the mall and opened a brand new larger Kmart down off College St. in Carlisle. Around that same time, JCPenney closed their store at Carlisle Plaza, which was only about 40,000 square feet anyway, as they were concentrating on a new store in Camp Hill's Capital City Mall, a suburb to Harrisburg, only about 8 miles from the mall. This would leave Carlisle Plaza w/only one anchor. The Giant supermarket next to the mall would close, as a new flagship store would be built down Spring Garden St.
Carlisla Plaza mall limped along from that point forward. OfficeMax filled the former Giant supermarket, and Bon-Ton remained an anchor to the mall. Some chain stores, like Kay-Bee Toys, Foot Locker, Jo-Ann Fabrics and Bath & Body Works would remain. Gold's Gym would take some mall space, but would not have mall access. The former Kmart would be filled with Albion Point Antiques & Collectibles, something Crown American used to fill anchor spaces in some of its malls, which were mainly ex-Kmarts. The space didn't prosper as much as Hanover's Black Rose Antiques & Collectibles, filled in Crown American's North Hanover Mall's former Kmart 30 miles to the south.
Albion Point closed in 2002, and that half of the mall was sealed off. At that point, Crown American sold the mall to another developer, who bulldozed over half the mall for a new Lowe's. The site is now named The Point at Carlisle Plaza, and still has Bon-Ton, OfficeMax, Lowe's, and a small mall corridor remaining, filled with Foot Locker, Kay Jewelers, RadioShack, a Quizno's, Bath & Body Works, JoAnn Fabrics, a couple local stores, and Bon-Ton's Home Store.
While the area near immediate Harrisburg has many malls (I would argue too many), most of the malls are old (the newest is Capital City, built in the early 1970's), and somewhat small for that area. Carlisle was simply too small, in a poor location not visible from Interstate 81, with shaky access from it (Different access from northbound and southbound I-81), as well as limited space for expansion. The other mall in Carlisle was more visible (which I've heard referred to as MJ Mall), which I also sent a report about. Renovation to Capital City in Camp Hill, which is also owned by Crown American, curtailed the last hopes of Carlisle Plaza.

Classic Style Boscov's: A Neon-Soaked Special Presentation - Raw & Real Retail
This is a compilation of three of the remaining first generation Boscov's designs still in operation. This early design featured mirrored ceilings, lots and lots of neon everywhere, numerous glass chandeliers, and bare light bulbs all over the place. This type of layout is reminiscent of older department stores in the 1960s thru 1980s and has been left behind in modern times in favor of a sterile white design. In my opinion, walking through an untouched old Boscov's store is a good feeling, and transports me back to an older time when shopping was an a big event and the store made you feel like you were at an event.

Here is a brief history of the Boscov's company from wikipedia:
Boscov's Inc. is a family-owned department store with 47 locations in Pennsylvania, New York, New Jersey, Delaware, Maryland, Ohio and Connecticut, as well as a future location in Rhode Island. Most stores are located in Pennsylvania. The company chairman is Jim Boscov, who took over after his uncle Albert Boscov died from pancreatic cancer on February 10, 2017. Corporate headquarters are in Exeter Township, Pennsylvania.
Solomon Sol Boscov was of Jewish descent. He immigrated from Russia to Reading, Pennsylvania, in 1911. He had $1.37 in cash on arrival in the United States. He worked as a traveling salesman with an initial $8 worth of merchandise. Because he spoke Yiddish, he was able to converse with people in Berks County who spoke Pennsylvania Dutch. Boscov's fortunes changed in 1914 when he opened the first Boscov's store at 9th and Pike streets in Reading. Boscov's began expanding in the Pennsylvania suburbs during the 1960s. By 1968, Boscov's had five stores, 2,200 workers, and annual sales exceeding $50 million. Solomon Boscov retired and was succeeded by his son Albert Albie Boscov as head of the company in 1960. He bought Fowler, Dick and Walker, the Boston Store in 1980. One of Wilkes-Barre's last remaining downtown department stores, it was also Boscov's first multi-story store. Boscov's first entered the Philadelphia market in the late 1980s by opening Ports of the World outlet stores. These stores would later be re-branded as Boscov's sometime in the mid-1990s.
In 2006, Albert Boscov, the son of Solomon Boscov, retired and his nephew Kenneth Lakin became chairman and chief executive. Lakin led an aggressive expansion of the chain, opening 10 new stores by 2008. The new stores did not perform as expected. In August 2008, just prior to the 2008 economic downturn Boscov's filed for Chapter 11 Bankruptcy. Al Boscov came out of retirement and regained control of the company. As part of the bankruptcy, 10 stores were closed. The company emerged from bankruptcy in September 2009.
Albert Boscov died from pancreatic cancer on February 10, 2017, at the age of 87. The chain is now headed by his nephew, Jim Boscov.
Boscov's continuing success makes it regarded as an outlier in a retail market where many department store chains are failing and closing stores. Boscov's saw record sales of $1.2 billion in 2017. Since 2009, the chain continues to expand and opened its 47th store in Milford, Connecticut in October 2018. Boscov's plans to continue to open one store per year and has invested in older stores by renovating them. Boscov's has announced plans to move into Rhode Island's Providence Place mall in 2019, following the departure of Nordstrom, which terminated the lease on the space.
