Today we start in the Republic’s second city Brno. We approach from the south over the first steam powered railway of the Austro Hungarian Empire. In Brno we look at the extensive tram and trolleybus system, the main station Brno hl, and the suburban network before discussing the prospects, and implications, of a new station on a new site. From hl we move north to Maloměřický yard the largest classification yard in the Czech Republic. Here we watch trains from across Eastern Europe being re-marshalled and trip freights being prepared for local duties. While Maloměřický is a relatively modern facility, it has one or two throwbacks to an earlier age that we think you will enjoy! From Brno we travel to Znojmo a small town on the Czech Austrian border near the Austrian town of Retz. Here the electrification is at 15kv AC and OBB City Shuttle trains now work a regular service to Vienna. There is also considerable cross border freight, some very short runs while some wagons head for Kledering and international connections. We continue further west to the home of beer in the Republic- České Budějovice. The town of 100,000 is also an important rail cross roads Plzeň to Brno and Prague to Linz. Czech Republic property price forecast for 2017 and 2016 real estate overview
Prague property prices in 2016 continued to soar:
In this video Pavel Pařízek, director of CZECH POINT 101, discusses what has happened in 2016 with regards to Czech real estate and what he expects to happen in 2017.
What effect will the Czech National Bank's tightening of mortgage requirements have? Why are the number of new projects being approved affect forecasts for 2017? Pavel discusses these and other matters affecting the property market.

Czech Republic property price forecast for 2017 and 2016 real estate overview
So, what do you expect in 2017, what will the market look like?
Well, we had really beautiful year in 2016 with regards to value of the properties. We have seen the properties increasing about 8-13% and we also think that it would be coming up next year as well little bit, but it would be influenced by many factors.
So, what are the factors?
Mainly I think it would be the mortgage situation in Czech Republic.
What does it mean?
Basically, up to know or month ago, you could take even 100% LTV mortgage. But since 1 November it is only possible to take 95% LTV mortgage and since April 2017 you would be eligible only for max of 90% LTV mortgage. That is the restriction from the Czech National Bank, so the market is not overheated.
Ok, and I have heard that there is some change in transferred TAX.
Yes, the transferred tax used to be paid primarily by the seller but again since this year the buyer needs to pay the transferred tax which is additional 4% that needs to be covered from his own sources.
And will it be possible to finance it through bank?
Some banks do offer it that you can take this 4% but still it could be up to 90% LTV mortgage. Which would mean that you would be only eligible for 86% LTV mortgage and then additional 4% it would be covered by the bank. And this would leave you with having 14% from your own sources that you would need to invest anyway.
And do you know about any other factors that you expect that will influence the market in 2017?
The big unknown is the Czech National Bank because we know that the Czech National Bank is buying Euros so the currency exchange rate Czech crown into Euro is above 27 Crowns but they announced that they should waive the restrictions in the half of 2017. If they do so, it may also influence the demand and the supply in the Czech Republic and how many foreigners would go and invest into properties which then may also influence the increasing or decreasing value of the properties.
Ok, we will see. And what about the properties that are still available on the market. Is there sufficient supply or not?
Well, there is currently very strong demand for properties and the Czech developers they are not managing to build the new development projects so fast so it is happening that the people are buying even older flats and the sellers that have really hard time two years ago to sell their properties for a decent price, right now are selling it for increase about 8-10%. So, this is one factor that would push the price a bit higher that we do not have so many available flats for sale.
Ok, so when you sum it up. It means that market will be steady or will rise or drop down...?
Well, we expect market definitely to go up. If I would be holding at a bottom then I would see at least about 4% but as we see it may go even around 6-7% next year.

The Czech Republic (officially known by its short name, Czechia) is a small landlocked country in Central Europe, situated southeast of Germany and bordering Austria to the south, Poland to the north and Slovakia to the southeast.
The Czech Republic is not a geographically large country, but it has a rich and eventful history. From time immemorial, Czechs, Germans, Jews and Slovaks, as well as Italian stonemasons and stucco workers, French tradesmen and deserters from Napoleon’s army, have all lived and worked here, all influencing one another. For centuries they jointly cultivated their land, creating works that still command respect and admiration today. It is thanks to their inventiveness and skill that this small country is graced with hundreds of ancient castles, monasteries and stately mansions, and even entire towns that give the impression of being comprehensive artifacts. The Czech Republic contains a vast amount of architectural treasure, as well as beautiful forests and mountains to match.
Regions:
The Czech Republic has 14 political regions (kraj) which can be grouped together into eight general regions:
Central Bohemia (Prague, Kutná Hora, Karlštejn)
The metropolitan centre of the Czech Republic with its capital city, known for its river valleys, extinct volcanic mounds, and green pastures.
West Bohemia (Pilsen, Karlovy Vary, Mariánské Lázně, Františkovy Lázně)
A forested and mountainous region, home of the pilsner beer, numerous spas towns, and the Bohemian Forest (Šumava).
North Bohemia (Liberec, Ústí nad Labem, Děčín, Bohemian Paradise)
A mountainous and coal mining region with a strong industrial past, and the location of the Ore Mountains (Krušné hory) and parts of the Giant Mountains (Krkonoše). Site to numerous winter resorts.
East Bohemia (Hradec Králové, Pardubice, Litomyšl, Špindlerův Mlýn)
Main location of the highly-popular Giant Mountains (Krkonoše) and the Czech Republic's highest peak, Sněžka.
South Bohemia (České Budějovice, Český Krumlov, Třeboň)
Hilly, forested landscapes, and the source of the Vltava River. A highly popular area for rafters in the summer.
Bohemian-Moravian Highlands (Telč, Třebíč, Žďár nad Sázavou)
A very green and uneven region, considered the geographic heart of the country.
North Moravia (Ostrava, Olomouc, Opava, Litovel)
A highly industrial region which includes Czech Silesia, although dotted with beautiful hills and mountains.
South Moravia (Brno, Znojmo, Zlín, Lednice-Valtice)
Well-known for its rural and slow pace of life, warm summers, rolling vineyards, and its potent plum brandy (slivovice).
Cities:
Prague (Praha) — the country's capital and largest city, and one of Europe's premier tourist destinations. Its large and beautiful historical core is listed as a UNESCO World Heritage Site.
Brno — the largest city in Moravia and the republic's second city, with several excellent museums, an accessible old town, a stunning cathedral, and the annual Grand Prix.
České Budějovice – known also as Budweis, an attractive city in South Bohemia with an impressive old town square.
Český Krumlov — a stunning medieval and Renaissance town in South Bohemia, home to the country's second largest palace, and is a UNESCO World Heritage Site.
Karlovy Vary — a historic spa resort and the republic's largest, especially popular with German and Russian tourists, and the site of the country's most prestigious film festival.
Kutná Hora — a historical medieval town in Central Bohemia, home to St. Barbara's Church, old silver mines, and the Sedlec Ossuary, decorated with tens of thousands of human remains. Its attractions are listed as a UNESCO World Heritage Site.
Olomouc — a riverside university town with a thousand-year history, and the second largest historical centre in the Czech Republic after Prague.
Ostrava — a vibrant and sometimes gritty blue collar city with a strong subculture, and a long history of coal mining and steel production.
Opava — the former capital of Silesia.
Pilsen (Plzeň) — home of the original Pilsner Urquell beer and the Škoda Works, and the largest city in West Bohemia.
Telč — a perfectly preserved Renaissance town centre surrounded by shallow man-made lakes. The town is a UNESCO World Heritage Site.
Zlín - Beautiful example of functionalistic architecture inspired by garden cities of Le Corbusier and rebuilt by Baťa shoemaker family. The town is set in small hills, nature, zoo and spa literally behind a hill.

Situated halfway between Prague and Vienna in the south of the Czech Republic, Telč was once an important centre of trade and today is considered to be the country’s most beautiful mediaeval town. In the Great Fire of 1530, all of the city’s timber buildings were burned to the ground and in the years that followed a market was established which added a further vibrant aspect to the Gothic, Renaissance and Early Baroque buildings around it. Each building has a picturesque arcade of approximately the same height, and one to two storey buildings with three arcades line up like pearls on a string. In the mid sixteenth century the town’s former Gothic water castle was the property of the Lord Of Hradec. It was subsequently extended and transformed into a magnificent Renaissance castle. The Golden Hall is the castle’s most imposing room and fills the entire north wing. Its ceiling is decorated with octagonal coffers, masterpieces of the art of wood carving. Telč is an historical treasure and a UNESCO World Heritage Site.
