Villa Tugendhat is a historical building in the wealthy neighbourhood of Černá Pole in Brno, Czech Republic. It is one of the pioneering prototypes of modern architecture in Europe, and was designed by the German architect Ludwig Mies van der Rohe. Built of reinforced concrete between 1928 and 1930 for Fritz Tugendhat and his wife Greta, the villa soon became an icon of modernism.
The free-standing three-story villa is on a slope and faces the south-west. The second story consists of the main living and social areas with the conservatory and the terrace, and the kitchen and servants' rooms. The third story has the main entrance from the street with a passage to the terrace, the entrance hall, and rooms for the parents, children and the nanny with appropriate facilities. The chauffeur's flat with the garages and the terrace are accessed separately.
The cost was very high due to the unusual construction method, luxurious materials, and the use of modern technology for heating and ventilation. The lower-ground level was used as a service area. An ultra-modern air-conditioning system was here and a glass façade that opens completely assisted by a mechanism built into the wall. The floor area was unusually large and open compared to the average family home of the period, which, in addition to the various storage rooms, made the structure unique if not confusing to visitors not used to such minimalism.
The villa was commissioned by the Jewish German Fritz and Greta Tugendhat. The construction company of Artur and Mořic Eisler began construction in the summer of 1929 and completed it in 14 months. Fritz and Greta Tugendhat enjoyed just eight years in the villa before fleeing Czechoslovakia with their children in 1938, shortly before the country was dismembered following the Munich Agreement. They lived in Switzerland, and they never lived in the villa again. It was confiscated by the Gestapo in 1939 and used as an apartment and office; its interior was modified and many pieces disappeared. It suffered considerable damage during combat at the end of World War II and later, when it served as quarters and stables for the Soviet military. It was partially repaired and used for various purposes (for example as a children's physiotherapy center) for several decades after World War II.
Greta Tugendhat returned to the villa in 1967 with a senior architect from Mies's Chicago studio and explained the original design to him, and a group of Czech architects set out to repair it. It was inscribed on the National List of Cultural Heritage in 1969 and restored after 1980. On 26 August 1992, Václav Klaus and Vladimír Mečiar, the political leaders of Czechoslovakia, met there to sign the document that divided the country into the Czech Republic and Slovak Republic. Since 1994 the villa has been open to the public as a museum administered by the city of Brno.
In 1993 the Villa Tugendhat Fund and Friends of Tugendhat were formed to preserve the villa. In 1995 Brno received a $15,000 grant to pay for preliminary research from the Samuel H. Kress European Preservation Program, part of the World Monuments Fund. The International Music and Art Foundation, based in Lichtenstein, pledged $100,000, because a trustee, Nicholas Thaw, was also a trustee of the World Monuments Fund. The Robert Wilson Foundation matched the $100,000. The villa was designated a World Heritage Site by UNESCO in 2001.
In 2007 the Tugendhats' heirs applied for the restitution of the villa, citing a law covering works of art confiscated during the Holocaust. The reason for this application appears to have been their frustration over the failure of the municipality of Brno to carry out vital restoration work due to the deterioration of the concrete used in construction. Entire sections of the interior were missing. Later, parts of the original wood panelling were found at Masaryk University, a building used by the Gestapo as their Brno headquarters.
The villa was a principal location in the 2007 film Hannibal Rising, serving as the villa of the villain, Vladis Gutas. Simon Mawer's 2009 Booker Prize-shortlisted novel, The Glass Room, is a fictional account of a house inspired by the villa.
Reconstruction and restoration started in February 2010 with estimated costs of 150 million CZK (approximately US$7,895,000). This reconstruction finished in February 2012 and the villa was reopened to the public in March. To celebrate the villa's restoration, the Royal Institute of British Architects launched 'Villa Tugendhat in Context', an exhibition in London giving a visual history and a record of the recent renovation through the testimony of three generations of photographers.
Near Villa Tugendhat is Greta's family home, the Art Nouveau Löw-Beer Villa, which will present an exhibition The World of the Brno Bourgeoisie around the Löw-Beers and Tugendhat.

Brno Travel Guide - Czech Republic Memorable Moments
Brno (German: Brünn, Moravian dialect: Štatl) is the second largest city in the Czech Republic and the largest city in the historical Moravian region. Founded around the year 1000, Brno is located in a beautiful natural environment between South Moravian vineyards and the Moravian Karst, and is an easy drive to the nearby Austrian border.
Brno was founded about a thousand years ago, receiving city status in 1243. Surviving sieges from the Hussites in 1428 and 1430, the city also successfully defended itself from Swedish armies during the Thirty Years' War. With the original capital of Olomouc falling into Swedish hands in 1641, Brno became the seat of administration for the Margraviate of Moravia (a borderland region of the Austrian Empire), which stayed long after the war's end. The city flourished during the 19th century as it rapidly industrialized and its population exploded. Brno would later serve as the capital of the semi-autonomous Moravian Land in the First Republic of Czechoslovakia. After surviving World War II intact, the newly-installed Communist Party abolished Moravia's autonomous status to subdivide the country into regions (kraj) in 1949, ending Brno's high political prominence. Contemporary Brno is a mixture of different architectural styles, ranging from the Gothic, Baroque, Art Noveau, and Socialist. Arguably the Czech Republic's second most important cultural centre that often competes with Prague in prestige, Brno has the second largest historic preservation zone in the country (the largest in Prague, the third in nearby Olomouc). Three castles are located in the immediate proximity of the city: Špilberk (a former royal castle for the rulers of Moravia dating to the 13th century, and later an Austrian military bastion), Veveří Castle (near Brno Lake), and Líšeň Castle (to the city's east).
Unlike Prague, Brno has yet to be discovered by mass tourism, meaning that prices and crowds are both minimal and manageable. Low budget accommodation is relatively expensive, due to lack of competition. Brno is the undoubted cultural hub of Moravia, home to a number of notable Moravian institutions, e.g. Moravian Gallery, Moravian Museum, National Theatre Brno, Brno City Theatre, etc. It is a city with a long tradition in motor racing (on the Masaryk Circuit), huge exhibitions and trade fairs (in the Central European Exhibition Center), and as a vibrant university city. With 89,000 university students in a city of 380,000, Brno is the Czech Republic's largest student city by percentage of population. Since 1998, an international firework competition, the Ignis Brunensis, has been held annually every year at the turn of May and June, drawing over 100 to 200,000 visitors a year.
The most interesting places in Brno are the Brno Underground, a labyrinth of cellars including the second biggest ossuary in Europe (after the Catacombs of Paris), the city's three sounding castles, the iconic St. Peter and Paul Cathedral atop Petrov hill, the Basilica of the Assumption of Our Lady in the Old Brno District, St. Jacob's Church, the Moravian Museum, Lužánky Park (the oldest public park in the country), Denis Gardens, and various historical squares, churches, and palaces.
There are also other places outside the city centre worth visiting, e.g. the old Jewish cemetery in Brno-Židenice (the biggest one in Moravia), or the Marian Valley in Brno-Líšeň, a cascade of lakes between forested hills. From the north, Brno is surrounded by hills and very pleasant nature, probably the most notable place is the Moravian Karst.

Vila Tugendhat představuje nadčasové funkcionalistické dílo jedinečného německého architekta Ludwiga Miese van der Rohe. Vilu vyprojektoval v roce 1928 pro manžele Tugendhatovy, kteří hledali „místo pro šťastný život“ a stavbu svého domova nijak finančně neomezili. To mělo značný vliv na celkový ráz domu, ale především na jeho vnitřní zařízení, které využívalo luxusních materiálů a na svou dobu nesmírně moderních technologií. Budova čerpá z myšlenky propojeného prostoru interiéru a jednoty s přírodou, k čemuž napomáhá nahrazení nosných zdí ocelovou konstrukcí a sklem, ale také systém pohyblivých okenních rámů a velkorysé řešení teras, hlavních společných prostor nebo zimní zahrady. Vila je pozoruhodně řešená i ve své orientaci k terénu. Hlavní vchod se nenachází v přízemí, nýbrž v nejvyšším patře a do hlavních místností se tedy schází.
Funkcionalistický skvost, jenž ve své době vyvolal kontroverzní reakce, silně zasáhly dějinné zvraty 20. století. Majitelé židovského původu vilu opustili těsně před nástupem nacismu, kdy zvolili emigraci do Spojených států. Během následujících desetiletí vila již nesloužila k původnímu účelu rodinného domu, její vnitřní vybavení bylo částečně rozebráno a přemístěno. Vila byla po náročné rekonstrukci zpřístupněna veřejnosti v roce 2011 a je dnes v takřka původní podobě obdivována návštěvníky z celého světa.

Brněnský veřejný prostor je plný soch mužů, zvířat a podivuhodných předmětů – dokonce i razítko nebo žárovka v něm má sochu. Skutečně se ženy na vzmachu našeho města nebo jeho pověsti za hranicemi Moravy nijak nepodílely?
A co třeba GRETA TUGENDHAT? Brněnská rodačka z bohaté průmyslnické rodiny Löw-Beerů, díky níž dnes Brno vlastní klenot funkcionalistické architektury, za nímž se sjíždějí návštěvníci z celého světa? Nebýt jejího rozhledu a iniciativy, díky níž se stal architektem rodinné vily Mies van der Rohe, nemělo by Brno dnes svůj ikonický symbol zapsaný na seznamu památek Unesco. Greta však svůj čas věnovala nejen umění, ale i pomoci bližním. Založila v Brně Ligu za lidská práva a v předvečer války pomáhala židovským uprchlíkům z Německa dostat se přes Československo do bezpečnějších zemí. O několik měsíců později, v březnu 1939, se stal obětí stejné hrozby její otec, Alfred Löw-Beer, jehož rod po generace povznášel náš region, a sama Greta s rodinou unikla jen na poslední chvíli. Většině Löw-Beerových a Tugendhatových se to však nezdařilo a jejich osudy se uzavřely v koncentračních táborech. Do Čech se však po válce nevrátil nikdo – přeživší členové rodin neměli kam, neboť majetek jim byl zkonfiskován. Kdo by mohl být větším symbolem jedné dramatické epochy, než Greta Tugendhat?

Prague property boom is becoming a problem
(17 Oct 2017) The Czech Republic's capital has the hottest residential property market in Europe, and it's becoming a problem.
A 22 percent spike in prices over the past year is freezing out many locals from buying a home and the risk of a boom and bust in the market has forced the Czech Central Bank to step in to try to cool off demand.
While many countries in Europe have seen strong gains in real estate values recently, the Czech capital stands out, thanks to a combination of factors: a lack of new apartments, strong demand amid a growing economy and low borrowing rates, and a boom in investment buying to set up Airbnb businesses.
Developers blame Prague City Hall for not giving them enough permits for new construction projects, as well as red tape and rising taxes.
Tomas Pardubicky, Chief Executive of Finep Holding, says that while the city would need some 6,000 new flats a year — a number that is not disputed by Prague City Hall — far less than 2,000 permits were issued in last two years.
It would be enough to change two things, Pardubicky said.
To set up clear rules to build and to set up clear deadlines for approving permits.
Developers complain it takes up to eight years in some cases before their projects are approved.
Prague municipal officials note the developers are benefiting from high prices and are willfully keeping low the number of new projects.
That the developers are complaining makes me laugh, said Deputy Prague Mayor Petra Kolinska.
I can understand that they are sad that they are not able to react (to rising demand) as quickly as they would like. But no official or politicians are preventing them from submitting construction requests.
Unlike many European cities, Prague has a limited number of homes for rent, a result of Czechs' rush to own their own homes after the fall of Communist rule.
Kolinska said the city would like to change that and is working on 12 projects that will put at least some 1,000 apartments on the market to rent in five years.
The city is also planning to follow the example of other European cities like Berlin and crack down on unregulated short-term housing rentals like Airbnb.
A government report says some 18,000 apartments in Prague are used for the online service and over 50 percent of the business is controlled by firms that have hundreds or more flats.
Worried that new owners might not be able to pay back their mortgages if the economy weakens and they lose a job, or if the interest rates go up, as expected, the Czech Central bank has been taking steps to cool off the market.
It is, among other things, not allowing mortgages that cover the full cost of a property.

Na kopci nad Brnem vyrostl počátkem třicátých let minulého století obdivuhodný dům. Mistrovské dílo modernistické architektury z betonu a oceli je dílem slavného architekta von Abta. Středobodem domu je „Skleněný pokoj“. Von Abt tuto jedinečnou stavbu navrhl pro bohatého podnikatele Viktora Landauera, jeho ženu Liesel a jejich rodinu. Skleněný pokoj se stává nejen architektonickým skvostem, ale i synonymem krásy, modernosti, otevřenosti, stejně jako symbolem nadějí mladého československého národa, symbolem budoucnosti.
Rodinný život, jaký si Liesel vysnila, prostoupený světlem a klidem průzračného prostoru, naplněný láskou a umocněný vztahem s nerozlučnou přítelkyní Hanou, však netrvá dlouho. Viktor je Žid, a Evropu čím dál víc zahaluje stín nacismu. Rodina se připravuje na odchod do exilu. Další ranou je pro Liesel bolestné zjištění, že Viktor má poměr s mladou ženou Katou, jíž jako válečné uprchlici poskytli ve svém domě azyl. Liesel se silněji upíná k Haně. Zatímco ona je ve svých citech rezervovaná, Hana je volnomyšlenkářka, která si ráda užívá všeho šťavnatého, co život přináší. A přestože Liesel cítí, že za jejich přátelstvím klíčí něco víc, brání se dát tomu průchod. V panice a zmatku, které provázejí německou invazi, Landauerovi za dramatických okolností prchají z Československa. Vila však zůstává a její příběh pokračuje.
Hana a její manžel Oskar, právník Landauerových se rozhodli zůstat v Brně. Díky poměru s německým konstruktérem Stahlem se před Hanou otevře možnost návratu do magického Skleněného pokoje a ona oživuje vzpomínky na Liesel a předválečnou dobu plnou nadějí. Nucené odloučení jakoby posilovalo jejich vzájemné city. Obě ženy si píší bez toho, aby se dočkaly odpovědí a dozvěděly se, jaký je osud té druhé. Po válce je vila zničená, okna rozmetala bomba. Naděje, kterou Skleněný pokoj symbolizuje, však zůstává.
