Bryant Ranch | Parker County TX | BRRG
Location: Located at 1600 Garner Adell Road, Weatherford, TX this ranch is easily accessible from the metroplex and right in the middle of horse country. Sitting in northwest Parker County, you are 48 miles to Fort Worth and 80 miles to Dallas, which makes for an easy commute or a handy weekend getaway.
Land/Terrain/ Topography: The elevation on the property ranges from approximately 1,080 +/- feet above sea level at the highest point on the eastern end of the ranch near the main residence, down to 975 +/- feet on the northwestern quadrant of the property. According to local lore, the highest elevation behind the house is referred to as “Boone’s Mountain” and is one of the highest points in Parker County. The land is gently rolling with scattered motts of post oaks, live oaks, and some areas of dense wildlife habitat. With mostly sandy loam soils, the native grass thrives along with the improved Bermuda grass pastures.
Improvements:The property is fenced and cross fenced for cattle or horses. There is a stone entrance with a nice main gate that opens up to a well maintained gravel road to the barns and houses. There are three residences on the property. The main residence is approximately 3,339 SF, featuring a 2-story Palo Pinto stone and cedar exterior with custom finishes throughout the house and a standing seam aluminum roof. The home has 2 floor to ceiling rock fireplaces, cathedral ceiling, custom cabinets, and a Subzero refrigerator. There is a custom stone swimming pool, outdoor fireplace, and grill on the backside of the residence. The second home on the property is a 2 bedroom, 2 bathroom house with cedar walls and ceilings, an open full kitchen, living room, and separate study/office. The third house is a smaller manager/employee house with 1 bedroom and bathroom. A very functional and well-built barn is centrally located on the property with 13 horse stalls, an office, half bath, feed room, tack room, and equipment storage. There is a good set of working pens and a 180 foot round pen on the property located next to the barn.
Water: There are 2 wells on the property near the barn and both pump into a 3000 gallon storage tank. There is a pressure pump next to the tank along with a water softener and iron filter. There is a second storage tank near the main house with another pressure pump. There is a co-op water line that runs up to the back of the property, but would need to be continued onto the property in order to be used. There are 3 stock ponds on the property of various sizes, and the 2 larger ponds can be viewed from the barn and guest house.
Recreation/Hunting: The property has never been hunted and is home to an abundance of wildlife for this area. Numerous whitetail deer and turkeys can be seen around the ranch.
