Duchman Family Winery -- Driftwood, Texas
Founded in 2004, this Italian style winery in Texas is making good, affordable wines. Some Texas wine lovers will remember this place as Mandola Winery, which has since been sold. (Not to worry though, the Mandola's have a restaurant conveniently located next door.) One will first notice the vast vineyards that have been planted at the estate with a wide variety of grapes. The wine selection is well balanced between white and reds. The majority of the wines are crafted in a dry style, yet there are a few sweeter and dessert wines available in the mix. The Montepulciano should not be missed! An upscale restaurant on the premises has one of the more unique views of the vineyard and the Hill Country. When visiting, sit back under the oak trees at one of the picnic tables with your favorite bottle and enjoy this piece of Italy in Texas. Salute!

Lost Maples Winery at the Polvadeau Vineyards
Nestled in the Sabinal Canyon along the Sabinal River in Bandera County , Texas , one will find 'Lost Maples Winery, LLC.' located on the Polvadeau Vineyards ('Polvadeau' is the original spelling of 'Polvado'. It is of French origin). It is graced by mountains and crystal clear springs that feed into the Sabinal River . We are fortunate to call this place home finding peace and strength from God's creation. The winery and vineyard are making excellent use of the land held in the Polvado family since land grants were issued. We are the first commercial winery and commercial vineyard in Bandera County located 65 plus miles northwest of San Antonio , Texas , on Highway 187 approximately 1 mile south of Lost Maples Park .
We are growing the Black Spanish Lenoir Grapes which were originally brought over from Spain into Mexico , and missionaries brought the grapes up around the existing border of Texas in order to make communion wine. This grape and been around for hundreds of years and has survived droughts, cold winters and floods. Today, the Black Spanish Lenoir Grape is making a name for itself. Here at our winery we are making a communion wine, Polvadeau du Dieu (Wine of the Father), which is a port and our signature wine. We are also making a Polvadeau Red, a Polvadeau Blush, a Polvadeau Dry White and a Polvadeau Sweet White.
We cordially invite you to visit our piece of paradise and that you will find solace in the crystal waters of the Sabinal River and renewed energy from the mountains. While here, we hope you will honor us by sampling what, we believe, is the best wine the Texas Hill Country has to offer.
Hye Meadow Winery -- Hye, Texas
A brand spanking new winery is in the Texas Hill Country! In fact, it's so new that it's still under construction! Well, that doesn't prevent this winery entrepreneur from unofficially opening up their doors. Owners Mike & Denise Batek may have started ankle deep in the winery business with a couple of barrels over at William & Chris Winery, but now they are all in and there's no turning back. Besides a hope and a dream, Mike is a graduate of Texas Tech's viticulture program. Along with Jeff Ivy, the winemaker, these two gents are working on building a fine facility in Hye as well as making some great wine. The wine production building is where tasting is currently done. It is quite spacious and looks like it has capacity for their current and future needs. There are currently five wines available for tasting. All grapes were sourced from Washington, but don't let that dissuade you from trying them (sometimes when wineries get started, they have to source grapes from out of state until they get their own vineyard situated). To our die-hard Texas wine lover readers, keep in mind that Washington has some excellent grapes. The two whites available are a Chardonnay and a Gewurztraminer blend, both 2011. The Chardonnay has about 10% Riesling for a little extra twist and is naked -- aka unoaked. It is quite crisp and fruit forward. The Edelzwicker is the 50/50 Gewurztraminer and Riesling blend. It is quite aromatic and is excellent when served chilled. The blush wine, also 2011, is not overly sweet and is very refreshing in this Texas heat. It is a Gewurztraminer with 2% Cabernet added. The two reds available are 2010 vintages. The Sangiovese has a surprisingly good depth and complexity for such a varietal. It has about 25% Cabernet added to it. The Cabernet Sauvignon is young and fresh, and should continue to age well for a couple more years. Yes, it is good to drink now, but we think it will only improve if you let the wine gods enrich the flavor a little longer. Of course, we will feature these wines more in depth in a future blog posting. Sometime in July, Mike plans on releasing wines sourced from Texas grapes (both 2011 vintages). One will be a Viognier and the other will be a red blend of Tempranillo, Merlot, and Mourvedre. Though the tasting room and event buildings are still under construction, don't let that hinder you from admiring their majestic oak trees that form the backdrop to this exciting new venue. It is quite spectacular! How could one ever say no to this piece of wine country? There are plans in the future to add a vineyard. Mike is thinking about starting with Touriga and Aglianico. Both grapes have shown great promise in quality and yield in the Texas Hill Country. Who knows, maybe a port will be in the works, too! There are some events happing at the winery starting in July (including a pig roast) with the official grand opening on July 27th. This winery is a great addition to Hye and the Texas Hill Country. Do make this one of your stops on your next wine trek. Cheers!

Santamaria Cellars - Fredericksburg, Texas
Founded in 2006 by Martin and Angela SantaMaria, Martin has been producing some mighty fine red wines. Born in Argentina and educated in Italy on winemaking, Martin has taken the best of both winemaking worlds and brought them to Central Texas. You old timer Central Texas wine trail folks may also remember him as the wine maker at Dry Comal Creek. Many regular Texas wine lovers have been to the local downtown Fredericksburg wine & beer shop (Texas Wine Cellars) where folks were able to sample his wines, as well. We were fortunate to have picked up a few of his first releases during those early days. The tasting room has been opened less than a year down on Texas Highway 16 just south of Fredericksburg. Though somewhat small, it packs a good variety of wines to choose from for sampling. You'll have at least seven different wines to taste from that include both whites and reds. All wines are produced from 100% Texas grapes (Hill Country and Lubbock areas). The Muscat Canelli and Pinot Grigio are great! Red wine lovers will relish the deep bold flavors of the reds offered. The Pinot Noir has to be one of the best you'll try this side of the Colorado River! Cabernet Sauvignon, Merlot, and Malbec are all very fine. There are a few 2011 reds that are already released. The 2011s have turned out so well that you'll definitely want to stock up a few to store in your cellar. Santamaria Cellars in one of those wineries in Texas that helps put the Q in quality and does the state justice in representing Texas wines well. There is something on the menu to please any palette so stop by and check out one of the state's newer wineries and enjoy!

Top Homegrown Picks for Texas Wine Month
Goodtaste.tv
Did you know that Texas is the 5th largest wine producer in the entire country? We mean business down here! All month long celebrate (and support) local wineries that are producing some highly regarded products. The Steinheimer's Lounge at the Westin La Cantera Hill Country Resort is THE perfect place to sample the best that the Lone Star State has to offer. Daily, hour-long wine tastings with knowledgeable sommelier Steven Krueger are a real treat. Steven and I spoke in length about some of his current fancies from Texas that are really taking off:
Lone Oak Winery's Blanc du Bois is a hybrid grape planted in Texas meant to replace your Pinot Grigios or Sauvignon Blancs. It's dry, light in style with a clean taste. We also tried the Viognier from Brennan Vineyards. It's a beautiful white wine. Originally from the southern region of France, the warm temperatures and limestone found in the bedrock here in Texas make it right at home!
On the red side, the Perissos Vineyard makes a lovely Syrah Blend that comes from 100% estate grown fruit. Red Caboose Winery has a Tempranillo that's a rarity to find outside of the winery. I'm big on Spanish wines and those influenced by such -- period!

Andreucci Wines – Fredericksburg, Texas
Italy has come to Texas! And we’re talking about a very long established winery from Italy that has now set its sights on making a mark in the Texas Hill Country. If you’ve ever wondered what the bar is set to for fine Italian style wine, then this is it. Many frequent Hill Country wine travelers may have noticed construction of Andreucii Wines along HWY 290 for the last couple for years. That is a venture between Italian winemaker Flavio Andreucci and Bill Sutherland who both have a strong passion to bring fine Italian wine making styles to Texas. The Andreucci family have been well established at making wines and tending vineyards since the 1790s in the Tuscany region of Italy. Their vineyard foundations started in Montefollonico. The Andruecii goal of the vineyard along HWY 290 is to produce the same fine Tuscany style wines using classic Italian wine making techniques while using Texas grapes. A worthwhile effort, indeed! The Hill County vineyard has Sangiovese, Merlot, and Primitivo planted for that future endeavor. Until those fine wines come from that vineyard, you can enjoy some fantastic fine Italian wines at their tasting room in Fredericksburg. They have several wines available for tasting of which you get to choose five. The black label wines are the premium tasting, well worth the extra fee to sample. For the whites, we first tried the 2015 Donna Alma. This Pinot Grigio wine has distinctive citrus notes to this dry and smooth white. Next, was the 2014 Montepulciano. This deeply hued ruby red wine has some intense cherry aromas and strong to moderate tannins that linger on the palate. The Cabernet Black label is a bold Cab Franc with an excellent balance between acidity and tannins, making it one of the finer Cab Francs we’ve tasted. The 2014 Regale Black Label is a classic Super Tuscan blend of Sangiovese, Cabernet, and Merlot that has intense tobacco and smoke for those who find rich reds enticing. By far and away, the 2008 Brunello is worth your stop! Made from 100% Sangiovese, it harnesses rich plum flavors with long lasting tannins. There is something to be said for this 36-month aged sexy red. It sets the bar for a Sangiovese wine! To finish your tasting, try their Prosecco which is dry and delightful with lasting bubbles to cleans your palate. You can reminisce on this fantastic tasting experience as you rejoice that these folks plan to be around for many years, with an increased selection of both Italian and Texas made wines planned. Andreucci has really set the bar high for quality wine tasting in the Texas Hill Country. It’s a great place for you to relax and enjoy the rustic lounge area flanked with racks of lovely bottles of wine along the wall! Saluti!

Texas SouthWind Vineyard and Winery -- Refugio, Texas
Located south of the historical Texas town of Goliad on U.S. Highway 183, is one of the new wineries of Texas making a stake for themselves in South Texas. Of the selection offered, you'll be pleased with the wonderful job that they have done with their fruit wines. Their peach and strawberry wines are outstanding and they've done an excellent job crafting a sweet Lenoir. Yum! The decor of the winery is pleasant and inviting and even features a piano for guest's enjoyment when live music is provided. The sight of this winery helps make a long trip through South Texas even more worthwhile.

D&W Market - 2013 Financing Pkg Village at Knapps Crossing Commercial Sale
This owner is looking to refinance our Village at Knapps Crossing project and do a bridge loan connected to a long term financing package with your company. We are looking to pay off both loans and end up with a permanent financing for the project at competitive rates.
By paying off the existing debt and building the spaces for the new Tenants committed to the development, we would achieve $1,037,200.00 in rents NNN first year per the attached 5 year proforma with over 200,000 square feet remaining to build.
The site already boasts a brand new D & W Food Store which was sold off. A newly constructed, leased and operational PF Changs is included in the package.
As well the owner of the property has solid letters of intent to lease parts of 3 new buildings on the site that will carry the holding cost of the remaining land based upon it's $1 Million Dollar per year positive cash flow position upon completion of these lease spaces for 5 more tenants.
These tenants include, Boyne Country Sports, GNC, Design Hair Salon, Rusty Bucket and Bravo!
The owner is confident that once able to move forward with a strong loan committment and/or equity partner, there will be many more lifestyle tenants that will follow.
All but the very first video were created back in 2006 for marketing purposes. There was another lifestyle center planned on the north side of this project back prior to 2008 but after the Retailers RedLined Michigan for a year or two and neither of these malls were developed due to the lack of the ability of any lenders to grant financing for several years since then, the land for that project to the north was recently purchased by Spectrum Health for NON-retail development.
That being said, there should be plenty of prospective tenants that have already been sold on the area and the project back prior to September of 2008 when all Retail Development in the State of Michigan by in large came to a standstill.
All indications are there is some pent up demand for a PERFECT location as this.
