T Fondaco dei Tedeschi - The most luxurious shopping mall in Venice
Located next to the Rialto Bridge on the Grand Canal, T Fondaco dei Tedeschi is one of the most recognisable buildings in Venice and, as of 2017 is home to a lavish and extremely luxurious shopping centre. Among the original archways and the plush contemporary furnishings, over 300 brands are on offer.
Since the fifteenth century the Fondaco dei Tedeschi has been a centre of all the trades between the East and the West and a meeting place for different cultures; it tells a story of international business of nearly 800 years: first warehouse and then exhibition and trade centre for the German merchants, it used also to be the border station during the Napoleonic period and the Venice post office for the last decades.
T Fondaco dei Tedeschi is fashion and accessories, watches and jewellery, wines and spirits, perfumes and cosmetics, local crafts and gourmet food products: with the restoration carried out by the architect Oma of the architect Rem Koolhaas, the large structure overlooking the Grand Canal is now a great luxury centre with the most researched high-end products designed by Italian and international brands.
Fondaco’s stunning roof terrace boasts 360-degree views of the city.

View of Venice from the rooftop of T Fondaco dei Tedeschi by DFS
We booked a rooftop visit in Venice at the T Fondaco dei Tedeschi mall. They open the rooftop terrace daily, at no charge, to visitors in 15-minute increments. We booked twice since our first booking was canceled due to inclement weather. It was worth the visit to see the gorgeous view.

Shopping in Venice can be a less than inspiring experience. For all that the floating city (at least in winter) offers galleries with space to browse at leisure and jewels such as Nardi or the printer, Gianni Basso, the crush of Calles between San Marco and the Rialto is just bearable off-season and positively Dantean in summer, though credit to Louis Vuitton whose store is an oasis of space and calm.
Given all that, I had low expectations for DFS’s (the largely Asia-based luxury group) new store near the Rialto, but it was well worth braving the Rialto hordes to discover. As it turns out, DFS’s first European store is about much more than shopping.
The T Fondaco dei Tedeschi occupies a palace-cum-warehouse-cum-exchange that was the headquarters and home for the city’s German merchants from the 11th century until Napoleon’s conquest of the city. The current building dates back to the early 1500’s though with substantial rebuilding in the 18th century and under Mussolini in the 1930’s, when it was converted into a post office. As OMA, the architectural practice engaged by the Benetton family in 2008 after their acquisition of the building, puts it, the Fondaco “quietly embodies Venice’s secret brutality”.
OMA, which was co-founded by Rem Koolhaas, opened up the building, adding new entrances and a dramatic steel and glass floor that hovers over the central courtyard, creating a structure that is both accessible and a welcome oasis of space – the contrast with the crowded alleys outside is striking. The success of the project is in the way commercial and public spaces coalesce – moving between the store departments and cultural spaces is seamless and there’s a busy programme of recitals and exhibitions planned.
This is no aspic preservation project, rather, OMA’s renovation continues the Fondaco’s tradition of mixed use and adaptation, avoiding nostalgia in favour of conversation (the bright red escalators are fabulous). The commercial spaces accommodate and give life to the historic elements that survive, while the new frescoes will be commissioned (earlier frescoes by Titian and others having long since been lost).

Climaveneta for T Fondaco dei Tedeschi
The building, located on the Grand Canal in Venice, was originally built in 1228 by German merchants; destroyed twice by fires, then rebuilt in the sixteenth century, before being transformed into a Customs office during the Napoleonic period. The building has been restored to the famous architect Rem Koolhaas, and is based on the idea of re-establishing the historical link between Venetian culture and commerce.
