Hi. My name is Peter Durkson with Fidelity Real estate in St. George, Utah.
I recently listed the Page ranch in Southern Iron County in Southern Utah.
Just off the Old Spanish Trail, the Page Ranch was originally settled in 1858 by a group sent to Southern
Utah by Brigham Young in 1854.
This property will appeal to any nature loving family who’d like to live on and preserve a secluded 1400
acre parcel of land completely surrounded by the Dixie Natural Forest. This property will appreciate in
value in coming years.
Conveniently located, St George is just 46 miles to the southwest and Cedar City is 23 miles to the
northeast. The ranch sits on mostly flat grazing land with some stands of trees, diverse streams and a
few higher home building sites.
The Page Ranch House was home for the Page family for 34 years. During that time the house also
served as a hotel for travelers and as a boarding house for men working in the nearby iron ore mines.
Because of this history, the house was placed on the National register of Historic Places on May 9, 1985.
Today, this beautiful example of frontier architecture is still standing, but remains unoccupied.
There is ample water for culinary use, small organic farming and livestock. The spring fed pond remains
full to the brim even in the fall of a drought year
The property comes with 74 water shares. This comes from above ground water sources, including
streams and springs. If necessary, underground water shares could be purchased.
This property would be ideal to build a large rustic lodge and a smaller caretaker’s home with an
attached barn for equipment, horses, and poultry.
Portions of the land could be leased for grazing, organic farming and /or horse and animal rescue.
This property could also be developed as a corporate retreat for the families of an eco-friendly
company.
With proper tax planning, donating the land to a conservation easement could enable a buyer to deduct
all or part of the price of the land from their tax liability.
It’s also an altruistic thing to do because the property would be preserved in perpetuity while
protecting the environment.
The right buyer with vision and commitment will enjoy this historic peaceful quiet retreat and the many
shared family experiences it offers while the property continues to appreciate in years to come.

Quattro Modena in USA, Utah, New York, Pennsylvania, Wisconsin
Modena, New York
Modena is a hamlet in Ulster County, New York, United States. It is located in the northwestern corner of the town of Plattekill, centered at the junction of the US 44/NY 55 concurrency and NY 32
The area was first settled in the late 17th century and was originally called Clark's Corner. The name was changed to Modena in 1829,[1] and the hamlet most likely was named for the Italian city of Modena.
The Cole-Hasbrouck Farm Historic District and Thaddeus Hait Farm are listed on the National Register of Historic Places.[4]
It has long been a primarily rural community with minimal development, although that has been changing enough for Hannaford to build one of its supermarkets on Route 32 just south of the junction in 2007. Additional commercial development in the immediate area include a Stewart's gas and convenience store, a renovated Citgo station, a Dollar General, and newly-built Dunkin Donuts in 2017.
Modena, Pennsylvania

Modena, Utah
Taken from the Utah History Encyclopedia. (Links Added)
Modena (Iron) is on U-56, 9.4 miles east of the Nevada border and fifty miles west of Cedar City. The exact source of the name is hard to pin down. One source states that an Italian laborer named the railroad camp after Modena, Italy. Another source relates that a Chinese cook during the serving of dinner would call out periodically, Mo'dinna, mo'dinna. An earlier name was Deseret Springs.
With the advent of the railroad in Iron County and its arrival in the Modena area in December 1899, Brigham J. Lund, along with two partners, E. M. Brown and Jose Price, started a small business venture here. In time they were freighting to St. George, Utah; Pioche, Nevada and Delamar. Lund soon bought out his partners and in 1903 incorporated under the name of B. J. Lund & Company. The name Lund is still found on several buildings in town including the General Merchandise & Hotel building. By 1903, a U.S. Weather Bureau office had also been established in Modena. The Last Chance Saloon now closed and boarded up is a reminder of a distant era.
The change from steam to diesel by the railroad brought abut the demise of Modena which today is almost a ghost town. Only five families remain. There is a small convenience store/post office and a gas pump (no services available as of this writing) in town which served locals and others working the silver, iron ore, and beryl rock mines around the area. A stone school building is one of the more imposing solid structures in town. Edna Thorley 91, taught elementary school children in the building. She still lives in town and keeps up scrapbooks filled with memories of the past and present. Just north of town is the Modena cemetery.
Nearby towns includ Uveda, 11.8 miles southwest on U-56; Beryl, 18 miles northeast on U-257; Newcastle, 23.2 miles southeast on U-56; and Enterprise, 27.8 miles southeast on U-56, U-18. St. George is 67.3 miles south.

The Thorn Apples- Talkin' Iron County Blues
Lyrics:
We was travellin' across the U.S.A.
And made it on out to Californ-I-A
Me and a pal and a budget rental car
We grabbed some bourbon from out the trunk
Went out to the beach, got good and drunk
I picked some banjo and he just strummed guitar
We had smoked the last of the road trip stash
So we packed the car and we grabbed our cash
Went lookin' for a native and got back behind the wheel
When we found a guy who seemed in the know
We hollered on out, Now hey there, bro...
How's about you cut me and my friend a deal
He said what's your poison? I said, Weed
He asked me if that's all I need
So I said, Shit man, what else you got to sell?
So he looked around and he told me plain
I got some pills that help with pain
So I thought it over and figured what the hell
We haggled and we negotiated
He'd quote a price that I debated
'Till finally I got the drugs at a discount rate
I took a swig of the ole' George Dickel
Figured best be returnin' our rental vehicle
So we smoked a fattie and headed back out of state
We toted along, and we caught a buzz
I couldn't even tell you where we was
I was stoned retarded there in the passenger seat
When all of a sudden a cop pulls up behind
Puts his sirens on, I nearly lost my mind
On account of the pharmacy we was packin' by my feet
CHORUS:
Oh Lawman, whatcha want with me?
There ain't no one for miles in this God's country
We ain't causin' no trouble
We ain't crossin' any lines
Won't you let some good old boys go by?
Come to find out we crossed into ole' Utah
Which might explain Mr. Johnny Law
And the toothless grin he had all over his Mormon dome
As he neared our car with a cheetah's speed
His nostrils flared, said it smells like weed
And I thought, Good lord, I ain't never gettin' home
Well friends and neighbors, my heart sank
Cause Cali bud smells so goddamn dank
That if I told you our car didn't wreak... I'd be liein'
He said, are you are doper? I said, I ain't
I'm on a mission for the church of latter day saints
But he eyed me down and I could see he wasn't buyin'
He grinned again said, Now here's the deal
Step on out of this here automobile
And I said, You gotta be kidding, man, I'm on vacation!
So he searched the car as we sat in the mud
He found our pills and he found our bud
Read us our rights and hauled us off to the police station
And days went by, I couldn't catch a wink
As we waited and we worried in that desert clink
The floor was hard and the bars were mighty real
The guards just laughed as they served us slop
And stripped us down from stem to top
It seemed, by all accounts, our fate was sealed
CHORUS
I said, Look we didn't hurt no one
We's just out ramblin' for a little fun
But I could tell the pig only had a pair of deaf ears
We played jail stud for the dinner tray
And tried to while the slow time away
With stories of home, and girls and better years
We met a man who had a newborn son
He hadn't seen since nineteen eighty-one
And a Paiute chief whose old home was four-times raided
Lawmen out here, he said, are worse than crooks
They'll steal your bread as they burn your books
So forgive us, bros, if we seem a little jaded
Another guy, an honest Afghan vet
Was serving time for a filtered cigarette
Which apparently breached the terms of his probation
And the more we listened and the more we heard
It was plain Cedar City was quite absurd
And we began to fall into concrete desperation
Finally after months we were summoned to court
The judge was a well-scrubbed righteous sort
And I trembled in my cuffs as he glared down with his beady eyes
He said, I'm sure you two are reprobates
But you're lucky that today I've got a fuller plate
I'll let you go if you promise not to drink or lie
CHORUS
We nearly shouted Yes Sir, as they cut us loose
So glad for not returning to the calaboose
We skipped town quick and drove straight to the Nevada line
Then just as we could see our promised land
Smell that hotel water, feel that winning hand
A cruiser skidded right out and crossed the double line
It was the same blonde trooper we'd met before
He had the look of a guy out to settle a score
And our blood just froze at the sight of his barnyard smile
Well hello, he said, my dear and long lost friends
I'm so glad we had this chance to meet again
Why for a second I thought you'd even reach that final mile
It seems to me your tail light's shot out.
Broken down in impound, he laughed, no doubt
But I've really got a bone to pick with what you got down here
And then from out his ole village people shirt
He pulled out a baggie and he threw it in the dirt
He said it seems you boys ain't been keepin' straight and clear.
Now look here, man! We both protested
You know that ain't ours, It can't be contested
You're a lying sack and you know you oughta let us be
But the he called for back-up, said I've got possession
You see boys you might have learned a lesson.
But this is Iron County and there ain't no one who's free!
Child Rapist Claims His Sick Acts Were 'Religious,' Fed-Up Judge Has 6 Brutal Words
A child rapist and polygamous doomsday cult member recently tried to argue that his sick acts were “religious.” Now, the vile monster doesn’t have anything else to say after the fed-up Utah judge dropped six brutal words on him, and rightfully so. According to Fox News13, Fifth District Court Judge Matthew Bell came down hard on child rapist Sam Shaffer after he was convicted of first-degree felony rape and another charge of abuse. The pedophile recently sat before the judge in Cedar City, Utah, after his lawyer tried to argue that his client’s behavior was not sexual but instead was religious. Bell had the perfect response for the vile creep. “You’re not being sentenced for your religious views, you’re being sentenced for criminal conduct,” the fed-up judge pointed out. Shaffer’s crimes were so heinous that he was ordered to spend 25-years-to-life in prison plus another one-to-15 years to be served consecutively. Shaffer and his co-defendant, John Coltharp, were part of an apocalyptic group known as the “Knights of the Crystal Blade.” Apparently, Shaffer was “the seer” of the cult. Coltharp and Shaffer were accused of kidnapping children before being convicted. At the time of his arrest, Shaffer reportedly told police in Iron County, Utah, that he was “betrothed” to Coltharp’s 8-year-old daughter. The sick animal also told police that Coltharp was married to his own 7-year-old daughter. In 2017, police sent out an AMBER Alert when the two girls went missing. Shaffer was taken into custody just a couple of hours later and revealed to the police the location of the missing girls. Officers found two of the missing children in a mobile home and two others hiding in empty water barrels in near-freezing temperatures. After officers rescued the four girls, they were transported to Cedar City Hospital for medical evaluation. One of Shaffer’s daughters was transported via Life Flight to Primary Children’s Hospital in Salt Lake. Prosecutors in the case argued that the children would likely have died in those conditions had it not been for the heroic efforts of law enforcement to find them. The tremendous amount of self-restraint shown by the responding officers is a testament to their commitment to uphold the law even when monsters like Shaffer and Coltharp deserve to be dragged out into the street and shot. Shaffer’s trial would only prove how truly sickening his crimes were. Shaffer revealed to the court he had agreed to flip on his co-defendant and testify against Coltharp. He also admitted that he had contemplated committing suicide before doing so. Shaffer and his lawyer unsuccessfully argued against the prosecution’s presentation of events. Shaffer’s testimony in court was nothing short of blood boiling. “I said, ‘Find me when you’re older,’ and she said, ‘I love you,’” Shaffer sobbed in court, speaking about his “relationship” with one of the children he raped. “If being crucified would make it better for her I would do it,” Shaffer continued

_Our Mission_
Founded in 1997 in Cedar City Utah, we are a 501c3 non-profit organization dedicated to wildlife rescue and rehabilitation, wildlife and environmental education, and the development of the Cedar Canyon Nature Park.
_Rescue, Rehabilitate and Release_
The Southwest Wildlife Foundation of Utah (SWF) cares for more than 100 sick, injured and orphaned native wildlife annually. Restoring them to health and returning them to the wild is our primary goal, but for those that cannot be released due to disabilities, the Cedar Canyon Nature Park (CCNP) can provide them with a permanent home in a natural setting while enhancing our visitors educational experience at the park.
_Informing, Educating and Inspiring_
The SWF provides over 100 educational programs reaching over 30,000 people annually. We believe providing educational outreach programs to schools, scout groups and community events, with focus on children and families, will make the greatest impact in preserving our wildlife, the environment, our public lands and our resources for future generations to enjoy.
The CCNP is 22.6 acres of beautiful canyon property donated by Pacificorp, in Cedar City, Utah. We are in the process of developing a permanent wildlife rescue facility and Nature Park for the children of Utah. Sitting on the transition point between the Colorado Plateau and the Great Basin, the CCNP’s mission is focused on fostering appreciation, knowledge and wise stewardship of the Colorado Plateau and Great Basin environments, which include wildlife, botany, geology, history, and native culture.
Increased educational opportunities mean an increased awareness, knowledge and appreciation for the land we call home.

Tenther News 03-17-13: The Nullification Movement Goes Local
Last week in Southwest Utah, the Iron County Board of Commissioners voted unanimously in passing an Iron County 2nd Amendment Protection Resolution. This is the second Resolution passed in the county, the first being the Cedar City 2nd Amendment Resolution passed by the City Council in February.
The Resolution makes it clear that the county does not recognize any federal acts, laws, orders, rules, executive orders, or regulations that violate the 2nd Amendment of the US Constitution. It also requires the sheriff to take a stand to protect the right to keep and bear arms. It reads, in part:
it shall be the duty of the Sheriff of Iron County to take all measures as may be necessary to prevent the enforcement of any federal acts, laws, orders, rules, or regulations in violation of the 2nd Amendment to the Constitution of the United States.
Iron County Sheriff Mark Gower is fully on board with the resolution. He said, I will not allow anyone to come into this county and violate the Constitutions of the United States or Utah. If I have to stand in the street and stop that from happening I would do it. He further said, I have refused to sign any agreements or contracts with Homeland Security or any other federal department and no one can come in and preempt the local control of our law enforcement. The US Constitution will not be violated on my watch.
In Maine, the town of Millinocket also passed a 2nd Amendment resolution last week. Town Councilors Jimmy Busque and Michelle Anderson both explained the importance of this Resolution to those present. Busque explained the importance of the resolution and why its passage was required, followed by Anderson discussing the history of nullification. The resolution passed by a vote of 5-2.
A similar resolution is being considered on Monday night in Upper Pottsgrove, Pennsylvania. It would 1) Condemn federal overreach and infringement upon the Right of the Individual to Keep and Bear Arms; 2) Express support for, and urge immediate passage of PA House Bill 357 and 3) Reserve the right of the Township to take measures necessary to prevent enforcement of federal acts regarding the Right of the Individual to Keep and Bear Arms.
Also in Maine, the town of Brooksville held a public referendum in support of a Food Freedom Ordinance, which nullifies unconstitutional overreach from the FDA. The ordinance exempts producers and processors of local foods in town from state and federal licensure and inspection, so long as they leave the middleman out and sell their produce, baked goods, dairy and meat directly to customers. It passed by a vote of 112-64.
