The WaterGarden Preview
In this 'VIP Buyer' property preview, we will visit four high rise condos. Two of them are 1/1's, and the others are 2/2's.
Reaching 32 stories high, The WaterGarden off Las Olas is one of Fort Lauderdale’s iconic riverside residences. Although it’s tucked away from the busy street, you're steps away from all downtown has to offer!
Three hundred and fifteen units feature blue glass balconies, each with a spectacular city view. Many of them also overlook the winding Tarpon River.
Because it can be rented up to three times a year, it's a popular destination for folks wanting to enjoy the South Florida lifestyle, especially those in colder climates.
The luxurious amenities make all residents feel like they're on a permanent vacation: floor to ceiling windows, valet parking, concierge, club room, library, theater, business center, heated pool, fitness center, yoga room, billiard and massage room.
One parking space is assigned to each unit and valet parking is available for residents and guests. You and your pup will love walking along the river path.
Each unit is conveniently equipped with a washer & dryer and there's even a cleaning service, if you'd rather spend more time at the beach.
Did you pick your favorite? Tell us which one in the comments. Or call me to make an offer before they're gone! 954-240-9680

New River, Fort Lauderdale Outbound to the ICW Time Lapse
Transiting the New River in Fort Lauderdale, Florida is often the subject of many passionate conversations at the yacht club bar. Fact is, local knowledge is truly is key to a stress free passage, recently, someone has placed a sign at the start of the river “CH 9 for new river traffic”, this has saved many a visitor from suffering the yells of a local boater “turn on your radio to CH 9”!
At the start of the New River, where it meats the ICW, there is an area locally called “the cross roads”, there is a shoal in the center, refer to your charts as the day markers can be confusing and change often between the different waterways in the area. In fact, and the end of the video, you can see a owner operator just run aground and start to back off the submerged island that drys at MMLW.
This video starts up river at Marina Bay and ends at the ICW/New River Crossroads in Fort Lauderdale FL USA.
Here are some tips from my limited New River experiences.
Monitor VHF CH 9.
Announce security calls on VHF CH 9 at the start of your run and throughout depending on your size, location, current, towing, etc.
Traffic is “inbound” or “outbound” not “northbound”, “down stream”, “up river” and so on.
Down current has the right of way! And offer some curtesy to the owner operator running down street with the single screw sailboat or similar, these kinds of boats can’t just stop with the current on their stern.
The current changes direction with the tide. Andrew Avenue is a good published tide and current station.
Communicate on CH 9 and make passing arrangements before you meet at a bad spot on the river, you can see examples of this in my little video. Note that I had the current on my bow, so I was the giveaway vessel.
Learn the landmarks before you set sail:
Markers 1 & 2
Tarpon Bend
The Girls School
The Tunnel
3rd Ave Bridge
Andrews Ave Bridge
Performing arts center
7th Ave bridge
The fork
Little Florida
Davie Blvd Bridge
The wiggles
LMC
95 and the CSX Railroad bridge
Marina Bay
Secret Woods Park
Pipe Welders
Broward Marine
Rolly Marine
8) Note the “rush hour” closure times for the bridges on the river.
Bridges are closed to pleasure traffic: 7:30AM - 9:00AM and 4:30PM - 6:00PM Monday to Friday
9) Bridges are on demand via VHF CH 9, but will have to clear foot and auto traffic first. Call when the bridge is insight.
10) If a bridge just opened and you missed it, the bridge operator will clear some traffic then open for boat traffic when able.
11) The “Jungle Queen” or “JQ” is a big tour boat that runs the entire river and tends to slide around, you will here this boat on the VHF CH 9, make a passing arrangement is a safe area.
12) If you here a security call from a towing company like “Steel Towing”, they are likely towing a large vessel, also make passing arrangements in this case.
13) Learn the sound signal rules for passing and for blind corners for US inland waterways.
14) Long blast on blind corner….. The rules are quite clear on the matter, however, almost no one on this waterway follows this rule. One could say the locals are just “too cool” for this and rely on the VHF or home owners get upset with all the noise. Whatever the case, I choose to follow the law and I suggest you do also. You never know, a Captain may have just picked up a 120’ boat at the end of the river for the first time and has no idea river traffic is monitoring VHF CH 9….
15) No wake, my advice is, go as slow as you can to keep proper steerage, this can be pretty quick with a 4-5 knot current pushing you along.

Places to see in ( Fort Lauderdale - USA )
Places to see in ( Fort Lauderdale - USA )
Fort Lauderdale is a city on Florida's southeastern coast, known for its beaches and boating canals. The Strip is a promenade running along oceanside highway A1A. It's lined with upscale outdoor restaurants, bars, boutiques and luxury hotels. Other attractions include the International Swimming Hall of Fame, with pools and a museum of memorabilia, and Hugh Taylor Birch State Park, featuring trails and a lagoon.
The city is most famous for its beaches and boats, and while the city of Fort Lauderdale is relatively small in area, the term 'Fort Lauderdale' is often used to refer to the larger metropolis that has grown up around it. It is the county seat for Broward county, and is part of the Miami-Fort Lauderdale-West Palm Beach metropolitan area, which has over 5.5 million people.
The first inhabitants of the land were Seminole Indians who arrived in the 18th century. During the Second Seminole War, Major William Lauderdale led his Tennessee Volunteers into the area and raised New River Fort on the site of the modern city in 1838. In 1893, a young Ohioan named Frank Stranahan arrived and built a house that served as the first trading post, post office, bank and town hall of the area. The house was built near the site of the New River Fort and still stands today as a museum, Stranahan House.
The east side of Fort Lauderdale, between down town and the beach, is criss crossed with canals. It doesn't matter if you are in a car, on bicycles, or on foot, you have to cross the canals where the bridges are. This is one town where a good map can save you a lot of backtracking. Surprisingly the best road map of the East side of town is the 'Dolphus Waterway Map.
After years of building a reputation as the destination for beer-swilling college students on raucous spring breaks, Fort Lauderdale now angles for a slightly more mature and sophisticated crowd. Think martinis rather than tequila shots; jazz concerts instead of wet T-shirt contests. But don't worry, there's still plenty of carrying-on within the confines of area bars and nightclubs.

Coordinates 26.119301, -80.131664
Las Olas Boulevard is a popular thoroughfare in Fort Lauderdale, Florida, United States that runs from Andrews Avenue in the Central Business District to A1A and Fort Lauderdale Beach. The easternmost section of the boulevard is interlaced with canals and waterfront homes. The commercial stretch, approximately 1-mile (1.6 km) in length, features cool sub-tropical breezeways and courtyards with bars, nightclubs, bridal stores, shops, boutiques, art galleries, restaurants and the Riverside Hotel. The name Las Olas means The Waves in Spanish. All but the westernmost fourteen blocks are also signed as State Road 842.
Las Olas has its own historic house, a museum of art, a nearby IMAX cinema and an art house movie theater within a short walk. Las Olas Boulevard can be accessed by the Fort Lauderdale water taxi. The boulevard is a popular dining and shopping destination for locals and visitors as it is situated close to Fort Lauderdale beach, Fort Lauderdale-Hollywood International Airport and Port Everglades.
The boulevard was constructed in 1917, when Las Olas was just a dirt road that crossed the swampy wetlands to the barrier island at Fort Lauderdale Beach. The Las Olas Isles were dredged in the 1920s to create land for the areas most picturesque waterfront residential district. The modern commercial segment of Las Olas Boulevard was constructed during the Post World War II era. The westernmost downtown segment was entirely reconstructed since the 1970s. The boulevard begins at the famous Elbo Room bar where the beach meets the boulevard and ends in the west at the Museum of Art | Fort Lauderdale.
In the early 1980s Las Olas went through a major renovation program to enhance property values. The land was worth much more than that of the standing homes. It was decided that anyone who wished to buy property on one of the isles would have to tear down the existing home and build a home of equal or greater value than the land. There were a few celebrities who already lived on Las Olas, but new homes and waterfronts made it more appealing to move to the area. Professional tour companies provide tours that take people down the waterways to show off the celebrities homes and yachts.

Getting Around Downtown Tampa: Water Taxis and E-Scooters
By: Lauren Caplinger
Pirate Water Taxi
Downtown Tampa is offering a new way to beat traffic and explore the city. Pirate Water Taxi is a transportation service that can help its patrons get around town with ease.
The Pirate Water Taxi keeps passengers off busy downtown streets, offering 15 stops along the Hillsborough River. In addition to its functionality, the Pirate Water Taxi is a great alternative to sightseeing on land.
“Well, I think it will bring more people to a nice environment,” Water Taxi rider, Allen Brooker said. “Where they can appreciate some history.”
The taxis began running three years ago and continue to gain popularity. Soon, three new vessels will join the fleet: two 20-passenger taxis and one 100-passenger vessel. The Water Taxis run rain or shine, unless there is lightning or high winds.
Visit to find more information and to purchase tickets.
E-Scooters
Tampa residents are scooting along the streets to avoid traffic. Electric scooter companies such as Lime and Bird are taking over Downtown. You will see them parked on sidewalks in places like Sparkman Wharf or SoHo.
They are part of a year long pilot program in the city, proving to be an efficient way to get people from point A to point B.
“They are so much fun,” scooter rider, Adrienne Poullot said. “It’s a great way to get around. You can go up to 17 mph. You can get around pretty fast.”
The city’s goal is to provide a cost-effective and non-traditional form of transportation for the public.
“I’ve been playing on it for a couple of hours,” Poullot said. “And it’s just about 6 dollars so far.”
To rent the scooters you can download the apps in the app store under Bird, Lime, Spin or Jump.
