In a panoramic position over the valley of the Chianti area, just ten minutes from the town of Castelnuovo Berardenga, in one of the most beautiful areas of the whole province of Siena, is located this wonderful typical Tuscan independent house with large garden surrounding.
The property has been converted with a careful and sophisticated renovation of a barn dating back to 1794, as can be seen from the incision on the front door along with the initials of the builders.
The restoration has preserved the originality of the house, leaving unaltered the typical rustic Tuscan style. Set on two levels, for a total of approximately 250 m², the house is composed on the ground floor of a large living room with fireplace dating from the 18th century and a kitchen with a second fireplace. On the first floor, the sleeping area, featuring wooden floors made from an old ship, consists of two large bedrooms and a spacious bathroom with sink in 1700. The property is decorated with hand-made Vietri ceramics and from solid chestnut wood fixtures.
The garden of the property covers a surface of about 7200 m², there are 49 olive trees and other fruit trees, as well as a pool outside ground in the most panoramic position.
The property is located in a unique panoramic location in the village of Rosennano, just ten minutes from the town of Castelnuovo Berardenga, in the beautiful typical landscape of the Chianti area, the famous Tuscan wine appreciated all over the world. The beauty of the area and the charming atmosphere that you feel make this area one of the most sought after in the whole province.
The city of Siena is just 20 minutes thanks to the proximity of the highway road Bettolle-Siena (SS 715), you can quickly reach the A1 motorway and historical and touristic cities such as Monteriggioni, San Gimignano, Florence, Arezzo, Montepulciano, Perugia.

Magnificent stone house of 1800 and recently renovated, located on a hill 300 meters above sea level with magnificent panoramic 360 ° on the hills between Siena and Perugia.
The property is divided into two parts but easily merged.
A. The main villa.
The villa covers about 350 square meters, in addition to the attic, is on two levels:
- Ground floor: large kitchen of over 60 square meters, fully equipped kitchen, two living rooms, one with fireplace and the other with an antique stove - cast iron fireplace, a study, a shower room and fitted wardrobes, a local Ironing and technical room. Part of the walls are still with the ancient stone. A staircase leads to the upper floor;
- On the first floor: 4 large bedrooms with 2 bathrooms. The largest room has direct access to the bathroom and large closet equipped with walk-in closet.
B. The Relais.
Luxurious accommodation that is spread over approximately 1,150 square meters with over 800 square meters of restaurant on 3 floors plus the attic; the whole is surrounded by a garden of 5000 sqm with tall trees, pine and cypress trees, hedges of conifers, and a small olive grove of about 100 plants.
The Relais is located on the 2nd floor and consists of a small room used as a reception area with a stove in terracotta and exposed beams, a living / dining room of breakfasts that can be used as a meeting room, with exposed beams and a large fireplace perfectly functioning.
From here you access to 4 double bedrooms are similar but different from each other, some with original floors and furnished with antiques.
We are also one suite for three people with small living room and kitchenette. A utility room with bathroom complete this floor.
From a wooden staircase leads to the first suite of over 100 square meters with two rooms, kitchen bathroom. At this level there is the attic where are installed monitoring equipment and transmission of the entire house.
All rooms are air-conditioned.
The restaurant occupies the entire ground floor with room for about 70 seats. The garden can accommodate up to 300 people and therefore lends itself well to the organization of events. The kitchen and pantry are fully equipped to prepare 400 meals divided between lunch and dinner. In communication with the dining room a feature equipped cellar for storage and wine tasting
Both the accommodation business that the restaurant is fully functional and enjoy an excellent reputation. Both are on guides and magazines.
In the garden there are 2 rooftop a (14x7 mt) available to guests of the Relais the other (6x12 mt) for the exclusive use of the owners.
Housing and part of accommodation are equipped with all the necessary equipment, including video surveillance system controlled from the Internet, private water supply of more than a mile, two wells for irrigation, wirless network throughout the building, heating separated, irrigation system, water reserve tank of 20,000 liters, sewage treatment plants, greenhouse etc.

THE VILLA
Tenuta Sospesa is a traditional stone-built country house, dating back to the Eighteenth Century, that has been attractively restored. The beautiful architecture of the main house is adorned with a turret and external staircase, typical of the region. Upstairs are the original terracotta floor tiles, wood-beamed ceilings and walls stripped back to reveal the original stone.
The villa can accommodate groups of 2 / 4 / 6 / 8 people adding bedrooms and bathrooms as each guest requires.
APARTMENT FOR 1-2 PEOPLE comprises 1 double room, living room, kitchen, 1 bathroom.
APARTMENT FOR 3-4 PEOPLE comprises 2 double rooms, living room, kitchen, 1 bathroom.
APARTMENT FOR 5-6 PEOPLE comprises 3 double rooms, large living room, kitchen, 2 bathrooms.
APARTMENT FOR 7-8 PEOPLE comprises 4 double rooms, large living room, kitchen, 3 bathrooms.
Our self-contained apartment has been attractively restored but still keeps its traditional Umbrian atmosphere with its characteristic exposed stonework and its beautiful beams and tiles. The living room is comfy and welcoming, the kitchen is well-equipped, the bedrooms are charming and spacious. We can set up each bedroom either as a double room or twin room to suit your needs. Bed lined is included and, on request, we can provide a cot for children. The bathrooms are traditional but beautifully updated, well-equipped and provided with a security system. Towels and hairdryer are included.
The apartment also has a large garden with a marvellous orchard, solarium, gazebo area, BBQ and parking. There is full broadband and wifi onsite for use both in and outside the apartment.
THE PARK

Lake Trasimeno is a 15 minute drive away and offers many water activities and sports. Tenuta Sospesa is not far from the A1 Motorway that connects to Florence in 1hr 30mins and to Rome in 2hrs. It is only 19 km from Perugia with its small but international airport (Ryanair offers direct flights from London Stansted and Brussels Charleroi). As a result, it is a great starting point to visit all of central Italy. Finally, the property overlooks the beautiful historic village of Montepetriolo and is situated at a stone's throw from the medieval Cibottola Castle.
